SPECIFICATIONS

Project: Proposed two-storey residential building


This set of Specifications shall govern the methods of construction and kinds of
materials to be used for the proposed Project shown on the accompanying plans and
detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as
complementing each other so that what mentioned or shown in one, although not
mentioned or shown in other, shall be considered as appearing in both. Any conflict to
be found between the two should be referred to the designing architect for clarification.
GENERAL CONDITIONS
All parts of the of the construction shall be finished with first class workmanship
to the fullest talent and meaning of the plans and the Specifications, and to the full
satisfaction of the designing Architect and the Project Owners.
Any defective material or poor workmanship should be replaced or improved by
the Contractor without additional cost to the Owner.
The construction shall conform to all the requirements of the National Building
Code of the Philippines and the rules and regulations enforced in the locality.

A. CLEARING THE SITE


The building site shall be levelled to suitable grade according to the plans. It
should clear of rubbish, roots and other perishable materials.
Such unsuitable materials shall be spread over areas adjacent to the proposed
building, or disposed of as may be directed by the Architect or Engineer who is in
charge of the construction.

B. STAKING OUT THE BUILDING LINES


The building lines shall be staked out and all lines and grades shown in the
drawings accurately established before any excavation are started.
Batter boards where construction reference marks have been indicated should
be erected such they would not be disturbed during excavation for the foundation of the
building.
C. EXCAVATION FOR FOUNDATION
All excavation shall be made to grade indicated in the drawings. Where the
building site is covered with any kind of fill, the excavation for footing shall be made
deeper until the specified safe bearing capacity of the soil is reached.
If water is present at the excavation site, it shall be removed by baling or
pumping. Great care should be taken in order that the surrounding soil is not eroded or
caved in.
D. BACKFILLING OF EXCAVATION
When the concrete poured for foundation has hardened and can already with
stand the pressure resulting from fills, the materials removed from excavations shall be
used for backfilling them.
The fills and backfills shall be placed in layers not more than 200mm (8) in
thickness. Each succeeding layer shall be thoroughly compacted by wetting, tamping
and rolling.
E. DISPOSAL OF SURPLUS MATERIALS
Any excess material remaining after completion of the earthwork shall be
disposed of by hauling and spreading in nearby spoil areas designated by the owner.
Excavated material deposited in spoil areas shall be graded to a uniform surface

F. CONCRETE WORKS
Concrete should be mixed thoroughly such that there is uniform distribution
among the cement and aggregates. The concrete should be vibrated and its forms
should be tapped as it is deposited to its final position, to prevent formation of voids in
the concrete member which will weaken the building.
Water to be used for mixing concrete shall be clean and free from injurious
amount of oil, acids, salt, alkalis and other organic materials.
G. PROPORTIONING OF CONCRETE MIXTURE
All concrete works for this project shall be undertaken in accordance with the
standard specifications for plain and reinforced concrete as approved by the
Government.
The following proportions of concrete shall be used for the various parts of the building:
Footing and Columns .......Class A ( 1 : 2 : 4 )
Beams and Slabs ..... Class B ( 1 : 2 1/2 : 5 )
Septic Vault slab and Cover ....Class A ( 1 : 2 : 4 )
Conc. Holl. Blk. Footings ..Class B ( 1 : 2 1/2 : 5 )
Concrete Slab on Fill ........Class C ( 1: 3 : 6 )
Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and
4 parts coarse aggregate by volume, plus enough water to make the mixture into a
pliable paste.
Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate
and 5 parts coarse aggregate by volume, plus enough water to make the mixture into a
pliable paste.

Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate and
6 parts coarse aggregate by volume, plus enough water to make the mixture into a
pliable paste.
The fine aggregate for concrete shall consist of natural sand or of inert materials
with similar characteristics, having hard, clean and durable grains, free from organic
matters or loam.
The coarse aggregate for concrete shall be crushed rock of durable qualities, or
clean and hard gravel. Size of the coarse aggregate to be used shall vary from 200mm
(3/4) to 400mm (1-1/2).
Concrete slabs on fill shall be poured on a layer of hard gravel fill spread over
well-compacted and thoroughly tamped earth fill. Each concrete slab course to be
poured alternatively to the indicated floor finishes.
G. FORMS FOR CONCRETE WORKS
Forms for all reinforced concrete shall be adequately supported and braced or
tied together to maintain the correct positions and the shapes of poured concrete.
Wooden forms shall be constructed sufficiently tight to prevent the bulging of concrete
members upon pouring or leaking/draining of water during curing.
The forms shall not be removed until the concrete has attained sufficient strength
to support its own weight and any temporary loads placed on it. The side forms of
beams may be removed earlier than the bottom forms. However, additional supports
and shoring must be placed under until they have attained strength.

H. STEEL REINFORCEMENT BARS


Steel reinforcements bars to be used for this project shall consist of standard
deformed structural bars meeting ASTM specifications.
The steel reinforcements for concrete shall be formed accurately according to the
sizes of the columns, beams, footings, slabs etc., where they are to be used. They shall
be tied together at each bar intersection with Gauge No. 16 G.I wire.

No steel reinforcement should be installed unless it is free from rust, scale or


other coating which would destroy or reduce the bond with concrete. The reinforcement
bars must be positioned such that there is space between the steel and at the sides and
bottom of the forms.
I. CONCRETE HOLLOW BLOCKS
All cells of hollow blocks to be laid shall be filled with cement mortar mixture of 1
part cement and 3 parts sand, by volume. The horizontal joints between units shall be
provide with 1 : 3 cement mortar mixture at least 100mm ( 4 ) thick.
The size of concrete hollow blocks to be used for these walls shall be 6x 8x
16 :
All exterior and interior walls at the first floor and second floor
Entire fences
Walls where plumbing pipes will be located
All concrete hollow block walls shall be reinforced with 12mm diameter deformed
bars bothways for every 3layers of concrete hollow blocks laid horizontally and every
800mm vertically.
J. ROOF FRAMING, ROOFING AND ACCESSORIES
The materials to be used for the roof framing such as trusses, struts and wed
member shall consist of coconut lumber which sizes are shown in the Truss Details
Plan. Other accessories for the roof frames are also shown in the Details of truss and in
the Roof Framing Plan.
Roofing sheets shall be Corrugated Galvanized Iron Sheets Gauge No. 22 2.40m
(8), 2.7m (9), 3m (10), 3.6m (12) The ridge rolls, gutters and firewall flashings shall be
0.86mm thick longspan prepainted metal with epoxy baked finish.
All downspout shall be 100mm (4) diameter Schedule 6 PVC pipes.

K. CEILING BOARDS
Marine plywood, thick for ceiling shall be used in 2 nd level. All ceiling boards
shall be installed on 2x 2 KD Coconut lumber ceiling joists spaced at 600mm on center
bothways. While in the first floor is the slab.
L. DOORS, WINDOWS AND ACCESSORIES
The design and specifications of materials for doors and windows to be installed
for this project are shown in the Schedule of Doors and Windows detail drawings.
All interior doors shall be installed on door jambs with at least 4 sets of 3 x 3 loose-pin
hinges. Hinges shall be of brand new quality and be Stanley Brand.
Exterior doors shall be fitted with Stanley Brand dead bolts which are locked and
unlocked at the interior side of the building. One can only unlock the dead bolts from
outside by using a key.
The entrance door lockset, with dummy trim and dead bolt shall be Amerilock
brand. Footbolts and overhead barrel bolts shall also be installed. The narra panel with
one way glass door at the terrace should be installed with aluminum frame and jamb.
The glass sliding door panels shall be fitted with dead bolts, barrel and footbolts. In toilet
and bath the doors are made of Polyvinyl chloride. While all of the rooms in second
level are made of narra panel with smoked glass.
M. PLUMBING WORKS AND FIXTURES
Plumbing works and materials shall be in accordance with the National Plumbing
Code of the Philippines. Soil and waste pipes shall be properly graded or pitched
downward to facilitate easy discharge of the solid and liquid wastes from the plumbing
fixtures or receptacles to their place of disposal. Sloping pipes must be well supported
and rigidly suspended to prevent sagging, displacement or pipe breakage resulting in
leakage of waste matter.

All plumbing fixture should be connected to vertical vent pipe, with its top end
extending above the roof at least 2 or 600mm.
The water closet with Toilet paper holders and lavatory shall be HCG Brand.
The kitchen sink shall be stainless steel TEKA brand.
The faucet in the kitchen shall be gooseneck style and Cres Faucet CPL55 brand
The Shower set shall be Creston Brand
Soap holders shall be Royal Term Brand to be installed in all Toilet and
Bathrooms.
N. PLUMBING PIPES AND FITTINGS
Pipes and fittings to be used shall be as follows:
a. Service entrance pipe . Size diameter
b. Sewer line pipes .. Size 4 diameter
with O-rings
c. Stainless steel floor drains .. Size 4 x 4 , heavy
duty
d. Hose bibbs, brass finish . Lotus Brand
Also to be provided in all Toilet-Bathrooms are: towel bars, faucets, clothes hooks and
mirrors.
All downspouts from the roof shall be 4 diameter PVC pipes .The lower ends shall
terminate in concrete catch basins. Underground reinforced concrete pipes, 8
diameter shall connect to the catch basins for draining the water to the street gutter
fronting the building.

O. ELECTRICAL WORKS
Specifications for the electrical works are included in the electrical plans of this project.
For brands of materials to be used, the following are to be followed:
Installed Voltage . 220 Volts
Wiring to be used .. Paciflex Electrical Wire and Cable
Brand
Wiring Devices ........ OMNI Brand (Switches, outlets, lightings,
etc.)
Conduit to be used . Insulex Brand
Panelboard .. KOTEN Brand
P. TILEWORKS
First floor shall be used Granite Polish Porcelein PTW PS 8032 Marble (32x
32). While in the second floor shall be use UHC Weave Cream (24x24) in hallway
and UHC Weave White(24x24) in Bedrooms. Walls of bathrooms shall be finished
with (12 x 8)Eurotiles Class A Esteue Dk Blue. Footing of bathroms shall be finished
with (12x 12) Mariwasa Class A treasure Titanium . During construction and laying of
tiles, the Owner may require that decorative tiles and moldings be installed at certain
parts of floors and walls for accents to enhance the overall design of each room.
All tiles to be used in this project shall be of first class quality. Each piece should
be free from chipped off corners, serrated edges or other defects. The tiles must be set
in place accurately and firmly with thick Master Tile Adhesive Cement brand for
floors and thick on walls. Master Tile Grout Brand shall be used in all tile grouting.
Q. PAINTING AND VARNISHING
All painting and varnishing works for this project shall be executed in first class
workmanship using Davies brand products. Surfaces should be thoroughly cleaned to

remove mortar, dust, grease, rust and other foreign substances that may be present on
areas to be painted or varnished.
Surface defects such as cracks, dents, and holes must be filled with putty and
sandpapered before final coat of paint or varnish is applied.
All concrete surfaces to be painted shall first be given a coat of concrete
neutralizer. Metal and steel must be primed with anti-rust paint before the application of
subsequent coats of paint.
Schedule of paint and varnish finishes to be followed for this project:
Masonry walls
Interior walls ... Acrylic paint
Exterior walls Semi-gloss elastomeric waterproof latex paint
Roofing .. Acrylic roof paint gloss
Ceiling ... Flat enamel paint
Moldings and cornices ... Duco paint/varnish
Metal sun shading device ..Semi-gloss enamel paint
All rough and finishing wood materials such as ceiling joist and hangers, door
frames, truss etc., must be treated with anti-termite solution as Solignum brand or any
other brand approved by the Architect and Owner.
The overall color scheme to be followed in painting and varnishing the building,
including those of other materials like tiles, plumbing fixtures and other accessories
shall be left to the decision of the Owner(s) and Architects.
FIRE CODE REQUIREMENTS
All interior wooden structures shall be applied with resist-A-Flame Fire retardant
solution applied as per manufacturers specifications. All other requirements as of
the fire code of the Philippines as far as they relate to this project shall likewise be
complied with.
