EXECUTIVE SUMMARY

This financial analysis report examines two high potential projects of The VINGROUP:
1. The VINPEARL HOI AN Ecotourism destination
2. The Agriculture Project under the brand VINECO
By using financial tools, we now evaluate projects performance and financial health. At
the very first of 2015, overall strategies of VINGROUP were viewed and considered along with
the financial analysis to come to a conclusion for recommendation of investment. The reports
introduction gives an overview to the industry and expands on the strategies executed by
financial calculations. Conclusions will be drawn from the financial analysis in order to improve
the evolution of VINGROUPs 2 projects and giving investment recommendations.
OBJECTIVES
Our group is responsible for calculating, predicting and arguing for the ability of the 2
projects from that the Board of Management can be provided with selected financial
indicators in order to make decision which might strongly affect to the whole VINGROUP
activities. The draft schedule for the 2 project's activities is initially estimated as below:

This report provides information obtained through ratio analysis, regarding the
profitability, liquidity and financial stability of the 2 projects. This report will pay particular
attention to the earning power, liquidity, inventory and debt management, and will highlight
major strengths and weaknesses while offering some explanation for observed changes. The
report will comment on the prospects of the 2 projects and make recommendations that would

improve VINGROUP performance. These observations do have limitations which will be noted.
We may consider those limitations at the discussion.
CONTEXT
Vingroup Joint Stock Company (Vingroup JSC), formerly known as Technocom, was founded in
Ukraine in 1993 by an ambitious group of Vietnamese youths. Technocom began with food
production and quickly found great success with the Mivina brand. In 2000, Technocom Vingroup returned to Vietnam with ambition to contribute the countrys development. At the
beginning, VINGROUP focused investments on real estate and hospitality through two key
brands, VINCOM and VINPEARL. Many years of hard work and dedication turned VINCOM into
one of Vietnams premier real estate brands with a number of mixed-used developments in
major cities, combining modern shopping malls, offices and luxury apartments in a single
complex, leading the trend towards smart, eco-luxury urban projects in Vietnam. Alongside
VINCOM VINPEARL has also become the leader in Vietnams tourism industry, featuring
international 5-star and above hotels, resorts, beach villas, amusement parks and golf courses.
VINGROUP had well-positioned in many fields, especially real estate and services. Take an
overview, we can easily recognize that it does have experiences in the first project selling
services. However, investing for agriculture seems quite new for this company; will there be
moments when the 2nd project bring high-risk to the company?. But lets not jump into conclusion
too soon, please investigate the data below.
