2. The capital gains tax, realty taxes, and utility bills if any up to the
actual turnover of the property to the BUYER shall be for the
account of and to be paid by the SELLER. Documentary stamps
tax, transfer tax, registration fee and all other fees related to the
transfer of the TCT and Tax Declarations shall be for the account of
the BUYER.

3. Possession to the subject property shall be delivered by the


SELLER/VENDOR to the BUYER/VENDEE upon full
payment of the total consideration;
4. This Deed of Absolute Sale shall inure to the benefit of and shall be
binding upon the parties hereto and their respective heirs,
executors, successors, administrators, and assigns of both parties.
