Preface: Housing has always been one of the important basic needs in form of shelter for every
human being on earth. With the growing population, the need for housing is on the rise thereby
making it a very fast demanding sector in India. The history of housing and housing patterns in
India has seen a gradual change from individual one floor dwelling units to two floor units to
cluster units to multi storied and to high rise apartments, and gated communities, which is the
present scenario in most growing Indian cities. The constant gap between demand and supply
of housing stock is one of the issues that have made this the most developing sector of today.
As a result there are a number of players like corporate houses, Developers, State run
agencies; builders etc are some key players that have entered into this, on pretext of taking a
social responsibility, but making it a profitable business in the process into this sector.
Census data indicates that the quality of per capita shelter has declined during the last 40 years
as measured by indices of crowding. The pace of changes in the quality of housing which was
evident during 1950s and 1960s seems to have been restricted in 1970s. A new approach to
the provision of shelter is therefore, sorely needed, before conditions decline even further.
Paradoxically, it must be bolder in providing an expanded house stock as well as more cautious
in what we expect to provide taking account of the existing level of income distribution in the
country. Given the low level of income and low level of growth it would be unrealistic to expect
people to devote much portion of their income in housing sector. Hence, this approach needs to
be changed from the prescription of unrealistic approach to the provision of facilities and
condition that are suitable for people to obtain maximum quality of shelter as per their needs as
well as their capabilities.
Bhopal is one of the fast growing cities in central India and hence has become a sought after
destination both for investment as well as a good living. While for some this may be an
opportunity for others it is a necessity. The city has expanded in all the direction with its own
sustainable system. However there is a huge housing shortage with stretches of slum and
squatter settlements.
Design Programme:
This seventh semester design studio shall be focused on group housing as an instrument not
only for reducing the demand of housing but also for providing a safe living environment to its
inhabitants through architectural designs and intervention.
The house should be incorporated with all the facilities, infra structure and services which are
required with it.
The proposal of the project will be stating with its justification and approach with specific
reference to the selected site and the services required to cater the residents over there. The
said site is located in the city of Bhopal having a very high land value and is reserved for
residential land use. This project includes 4 different economic classes HIG,MIG,LIG and EWS,
within the same site.
A semester program in this regard shall be given with various stages of Research and
technological knowledge.
Research component: this includes
1. Study of the different Actors in housing scenario,
2. Study of environmental components in sustainable housing design (solid-waste management,
rainwater harvesting, use of solar passive or active energy in design. Energy rating methods
and applicability)
3. Study of housing pattern based on socio-economic diversity.
4. Cultural context in design- including religious aspects, communal and regional aspects along
with social security and crime prevention considerations.
The methodology adopted for the above will involve primary survey (through a designed
questionnaire and comparative analysis by case study through designed checklist.

A. RESIDENTIAL:
The condominium, as stated, will be a mixed type development. There will be both plotted
houses as well as multi-storied blocks. The total numbers of dwelling units (DU) have been
estimated as 250, housing a population of 1200. The proposed types of dwelling units are:
i.
Plotted houses
a. HIG type 4 BHK 250 sq.m. max 3 storied
b. MIG type 3 BHK 180 sq.m. max
ii.
Multi-storied blocks
a. HIG type 4 BHK 200 sq.m.
b. MIG type 3 BHK 150 sq.m.
c. LIG type 2 BHK 100 sq.m.
iii.
Note: the abbreviation BHK denotes Bedroom, at least one Hall (including Drawing and Dining
room), and Kitchen
This facility will house reception parties, community functions, social activities of the
condominium residents. This space would also offer facility for serving food and hence,
should have complete commercial kitchen area. This space should also have facility for
community functions, therefore including a dais and backstage & greenroom area.
C. PARKING:
Indoor parking for DUs - Parking numbers to be calculated on the following basis:
o HIG - 2 cars per DU for all HIG units
o MIG - 1 car per DU for all MIG units + 1 two-wheeler for 2 DUs
o LIG - 1 car for 2 DUs + 1 two-wheeler per DU
o EWS - 1 car for 4 DUs + 2 two-wheeler for 3 DUs
Note the above stipulation on number of parking lot can be increased if calculations as
per bylaws indicates so.
