Formation of company:-
The Name of Company is Mounthill Realty Private Limited. The Registered office of the
company is situated in the state of west Bengal. The company incorporated under the
company ACT 1956 the date is twenty first day of April Two Thousand Nine and the company is
Private Limited. The main objects of the company to carry on business of builders, Developers,
landscapers, Designers, Contractor, Decorators, Consultants, Engineers for residential and
commercials complexes and flats SEZ, IT Parks, Highways, Bridges, Dams and Canals and all
other civil and structural works and to act as real estate agent, consultants, brokers, dealers,
purchaser, seller, lease or advertise and to do all such acts and things associated with real
business in all its forms and design.

1.1.1 IDEA:
MountHill plans to go all India operations with its vision Home for all, basically following four route of real estate
success mantra.
a) Signing & Executing Large Joint Venture Projects
b) Partnering with existing developers
c) Purchase Lands & Develop
d) Signing & Executing Large Joint Development Projects
2.2 Products & Services:
MountHill provides the location & atmosphere for ideal homes for cateagories of population HNI, MIG, LIG &
Corporates. MountHill offers its customers the finest customised & non-customised homes to suit demand
requirements.
1.1.2 Target Industry / Market & Customer
The business targets the organized Residential, Retail & Lifestyle property Industry and intends to occupy a space of its own in
the Real Estate segment.
The customers would be in the age group of 24-65 predominantly. The ideal customer would be urban, educated, having an
annual income over Rs. 6 lakhs per annum and seeking living & lifestyle experiences.
It is by design that this business targets the fastest growing segment in the industry as well as the largest section of the
population, which too is expected to grow in the years to come. Added to this is the change in the behavior of the average
Indian consumer, who has become more pleasure seeking and richer thanks to a growing economy.
1.5 Objectives
We have already achieved the level of self sustainablity, now the company is looking for umbrella funding for super-fluous
growth.Cater to at least an average of 1000 customers a year per state in the first year & increase in 100% every year for next five
years. Improve efficiency constantly to ensure the best service, exceeding customer expectations from the time they approach
the company and until well after they enjoy living experience with our products.
1.6 Investment & Returns
The initial investment will be USD 500 Mn which is for acquisition of projects on Joint Venture, Joint Development, Purchase of
Land, & Partnerships also the fund would be used for office operations, R&D, initial promos, inventory, working capital and initial
expenses.
The Source of funds would be a mix of Debt and Equity. For the Equity component, we are targeting Private Equity players,
Venture Capitalists and our Strategic Partners.
We are targeting returns of 24% p.a. for equity holders and we would be able to raise debt at 12% p.a. The exit option would be
available in 5 years for the equity investors.
