of operation of these services? (10 marks) Building automation systems have been developed to ensure simple, secure and efficient operation of building systems. They relieve maintenance personnel from having to carry out routine tasks by providing automatic monitoring functions of system components. They also save energy costs, by optimizing system processes. Generally, BAS monitor, control and regulate the following building systems: HVAC system Refrigerating system Heating system Sanitation system Fire- extinguishing system High-voltage system Lightening system Elevator and transportation system Low-voltage system

Following are the areas that are covered by building automation systems 1. 2. 3. 4. 5. 6. 7. Information and data supply Keeping analytical data of all the services like water, air and sewage related to the building. Monitoring man made air devices Monitoring vertical transportation devices in the building like escalators depending upon the user load. Monitoring travelators and moving walkways as per the user load. Monitoring fire detection, fire alarms, auto fire sprinkler system along with fire sprinkler system. Co-ordinated monitoring system of on line data collection, processing and results information system for industrial manufacturing units.

Building Automation System (BAS) comprises of electronic equipment that automatically performs specific facility functions. The commonly accepted definition of a BAS includes the comprehensive automatic control of one or more major building system functions required in a facility, such as heating, ventilating, and air conditioning (HVAC) system, lighting, power, lifts, security and more. In short, BAS is to integrate the traditionally separate functions of Temperature Control, Energy Management, Fire and Security under one common operation.

Figure 3.1 shows this schematically.

figure -BAS and its function BAS includes a collection of sensors that determine the condition or status of parameters to be controlled, such as temperature, relative humidity, and pressure. Similarly, output devices impart electronic signals or physical action to control the devices. Examples include electric relays or damper and valve actuators. Below are some examples in which the BAS can lighten the loads as well as helps to conserve energy.

LIGHTINGS AND AIR-CONDITIONING SYSTEMS


These two systems contribute most of the electrical bills at the end of the months. Switches for these individual systems are placed strategically around the building. In the past, security guards will have to physically go to every floor to switch off the lights and air-conditioning every night. This is a tedious and time consuming work. Energy is also wasted in the interim period when staff goes back after work and the security guards reach the location to switch off the lights and air-conditioning. Moreover, during this period, the office

strength might be reduced to half, but the energy consumption remains the same. At present, with BAS, all lightings and air-conditioning are schedule at pre-defined time. At the end of the office hour, all lights will be automatically switched off. Staff who are still working can extend the lightings hours by switching on the bypass switch. MAINTENANCE Traditionally, mechanical maintenance scheduling has been based on empirical data regarding average run time per month, rate of failure, etc. To get this data, maintenance staff will have to walk to all counters to read the run time. This is not only time consuming, but is also a very tiring way to get information in order to derive a scheduling chart. With the use of BAS, all relevant data about the building operations can be easily obtained. This data is integrated into automated tools for management, scheduling, thus precious time is saved, and a better and more accurate scheduling is obtained. A commercial building consists of various systems like Ventilation & Airconditioning, lighting, power, lifts, security and protection. All these systems require energy in order to operate. Hence, installation of BAS save a lot of energy and cost.
