VI Report
In accordance with Section 28(6) of the Building Control Act (the Act) and Regulations 4 and 5 of The Building Control (Inspection of Buildings) Regulations (the Regulations), I,Er.Dr. Ho. Kok. Koh, the Structural Engineer appointed by the building owner under section 28(3) of the Act have personally conducted an inspection of the condition and structure of the building and hereby submit the report of the results of my inspection. I certify that the inspection was carried out and the report was prepared by me in accordance with the provisions of the Act and the Regulations.

VISUAL INSPECTION REPORT ON BUILDING AT NO. 33 CHIN BEE CRESCENT, SINGAPORE 619901
(SECTION 28 OF THE BUILDING CONTROL ACT 1989)
1.0GeneralInformationoftheBuilding:
Name of the Building : NIL
Description of Building:
The existing building is a two storey office building and ware house.
2.0StructuralSystemoftheBuilding:
The two storeys Office building and warehouse was built with a combination of reinforcement concrete (RC) and steel structure. The building rests on RC foundation with TANA piles and pad footings. The 1st storey floor uses RC suspended slab, the 2nd floor RC slab is support on RC beams and columns. The roofs were built with steel rafters and are supported to the columns. The staircase from the ground floor to the 2nd storey is RC and steel structure.
2.1Presenceofcriticalstructuresandstructureswithout redundancies:
There is no slender column, transfer beam, long span structure or cable structure located on the available plans as well as visual inspection of the office building and slender columns are observed at warehouse area.

3.0DiaryandScopeoftheVisualInspection
We had generally surveyed the building and taken necessary photographs during the inspection. The inspection was carried out on 05/10/2012.
4.0SurveyofLoadingontheBuildingStructure:
The existing loading condition was not excessive for its usage. As this building had been designed for the above usage, it is therefore compatible with the intended purpose of the structure.
5.0SurveyofAdditionorAlterationWorkstoBuildingStructure:
From our visual survey inspection and referring to the available attached plans form, there is addition or alteration to the main building whereby the loading conditions, do not show any sign of structural defects at time of our visual inspection.
6.0SurveyofSignsofStructuralDefects,Damages,Distress, Deformation,orDeterioration:
We observed several sin of structural defects, damages, distress, cracks in the above building. Please refer the list of defects for restoration on page 9 and 10.
6.1GroundBoundaryConditions:
The exiting driveway is generally in good condition. No ground settlement noticeable at the time of inspection.
6.2Faade:
The facade and the outward appearance of the above-mentioned building are generally in good appearance and condition. No sign of structural distress observed.
6.3StructuralElements:
During the inspection, there were some structural defects found on the beams and slabs structure (minor defects). Please refer to the photographs taken on page.
6.4Recommendationfortermitetreatment:
No sign of termite infestation observed at time of our visual inspection.

7.0Surveyonexposuretoaggressiveenvironment:
There is no presence of column immersed in water or structural elements exposure to aggressive chemicals to the said buildings.
8.0Surveyofretainingwallandslopeprotectionstructure:
There is no retaining wall to the existing buildings.
9.0Methodsforcrackrepairs
All cracks recorded for minor defects are to be stored with non-shrink and non-metallic cementitious grout as follow: a. To provide struts and temporary supports on the existing slabs, beams, columns and walls around the affected area. b. To provide formwork to the affected area if found necessary. c. To remove plaster, concrete and defective bricks (ie. Stained and spalled members) by manual hacking and/or hand electric chisel and clean all loose or any foreign materials. d. Exposed rusty reinforcement, if any, shall be wire brushed to remove the rust and scales and if found necessary additional rebars may be added for strengthening. e. To apply two coats of Zinc-rich anti-rust coating to exposed reinforcement. f. To apply a layer of BONDER to the exposed surfaces.
g. To make good all the exposed surfaces with non-shrink non-metallic cementitious grout. .10.0OthersurveyorCheckCarriedOut
11.0Conclusions
The loading conditions were as designed for the building. There is addition or alteration (A & A) work carried out to the buildings on which the loading conditions do not shown any sign of structural defects. The inspected area of the buildings is representative of the overall structural soundness of the buildings.

There are some structural defects found on the beam and slab (Minor defects) and also crack on brick wall( non-structural). Please refer to the photographs taken on page and list of defects for restoration on page 20, 27, and 28. All the key structural elements which had been inspected did not show any sign of distress at the time of building inspection. Hence the building does not require full structural investigation and the Engineer is of the opinion that it is fit for occupancy at the time of inspection. Remedying the visile defects is necessary as highlighted in our comments and illustrated by photographs attached in this report. This includes any other defects in hidden and covered areas of the building which require restoration and rectification in order that the structural stability and integrity of the building to be preserved and maintained at all time. Continuous maintenance of the building to be carried out by the client / owner at all time. In some areas, there is no proper access to open and inspect the roof members and connection. However, as per our visual inspection, roof members and connection do not show any damages or defects during our inspection.
