D. Office Floors: AKH & leasable floor plates to receive key offices. The core walls inside the offices shall receive plaster and primary white paint. The leased floors Toilets walls to be plastered, for the tenant to finish the ceramic, sanitary fixtures and WC to Tenants choice, will also receive provisions for water, electricity and sewerage. AKH toilets will be fully furnished / finished. Beyond this it is part of the shell scope of work; i.e. will be provided by: I. II. Sprinklers, Chilled water provision to A/C as required by A/C calculations (NO ducting, as this is related to the ceiling layout to be carried by tenant). Fan Coil Units number and location to be verified by each tenant as the requirements vary depending on anticipated number of occupants, office and false ceiling layout. However, the minimum AC requirements are achieved through proper fresh air and sufficient extract, to maintain the shell and core space at acceptable air conditions. Water, Electricity & Drainage Provision for i. Pantry & ii. Tenant Toilets (AKH floor plated to receive fully finished Toilets) MEP provisions (Telecom, LC, Water, Drainage, Data Cabling to each office space main panel / Data Center, for tenant to connect per own layouts / requirements. The power cable for each office will be terminated on an isolator within office space. Electrical panel shall be provided by the tenants with MCBs arrangement based on their final lighting and small power design. Conduit wiring, electrical sockets, light switches, telephone / data outlets, TV cable outlet...etc. will be the tenants responsibility and shall be based on his final partitioning, furniture and false ceiling layout.

Dear ............. On behalf of Al-Abdulkarim Holding co. (AKH), I have the pleasure to introduce our AKH Tower Project to your reputable company. We contracted in November 2011, Dewan Architects and Engineers (DAE), to design a shell and core Office Tower in Dammam / KSA. Dewan completed so far three phases (Conceptual design, Schematic design and Design Development phase) and we are expecting to give DAE the green light to proceed with phase IV (Detailed Engineering) before the end of this month. It is our intention to engage ID Consultant to ensure better coordination resulting in a better outcome. Please refer to the link below to download the Architectural Design Development submitted, so you can have a clear idea on the spaces / areas related to the scope of work for a comprehensive Technical / Fee proposal. Kindly note that the project comprises of one basement, GF, 7 Podium levels, Mechanical floor and 27 floors of offices. We wish to lease two thirds of the office floors (18 floors) shell and core, and occupy the rest of the floors (9 No), as our corporate office require ID.
