DEED OF CONDITIONAL SALE

OF A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Conditional Sale is entered into by and between the
following parties:

DORINA SANDIGAN ARGUELLES, of legal age, Filipino,


widow, and a resident of Bgy. Luzviminda, Puerto Princesa
City, Palawan, hereinafter referred to as the SELLER
-AndMARY GRACE B. CARTAGENA, Filipino, of legal age, widow,
with residence addressed at Purok Silangan, Bgy. San Pedro,
Puerto Princesa City, Palawan hereinafter referred to as the
BUYER.

WITNESSETH: THAT
WHEREAS, the SELLER is the registered owner of a certain parcel
of land land situated in Bgy. Luzviminda, Puerto Princesa City,
Palawan, and more particularly described and bounded as follows:

ORIGINAL CERTIFICATE OF TITLE No. 3973


A PARCEL OF LAND (Lot 2376, Pls-1117-D), situated in the
Barangay of Luzviminda, City of Puerto Princesa, Island of
Palawan.
Bounded on the SW., and NW., along lines 1-2-3-4 by Road
(10.00 m. wide) ; on the NE., along line 4-5 by Lot 2377;
and on the SE., along line 5-1 by Lot 2380, both of Pls1117-D. Beginning at a point marked 1 on plan being S.
78 deg. 41 W., 5,671.51 m. from BLLM No. 1, Pls-1117-D,
Barangay
Mangingisda,
Puerto
Princesa
City;xxx
beginning containing an area of FIVE HUNDRED NINETY
SIX(596) SQUARE METERS, more or less. (A copy of which
title is hereto attached as Annex A)
WHEREAS, the Seller has offered to sell the above-described

parcel of land to the BUYER and the BUYER have agreed to buy
the same in the amount of ONE HUNDRED THOUSAND PESOS
(Php100,000.00), Philippine Currency;
WHEREAS, the BUYER shall pay the amount of NINETY-NINE
THOUSAND PESOS (Php99,000.00), Philippine currency, upon
execution of this document;
WHEREAS, the BUYER shall pay the balance in the amount of
ONE THOUSAND PESOS (Php1,000.00) Philippine Currency, after
five (5) years from the execution of this document;
WHEREAS, the SELLERs title to the property is reserved until full
payment of the purchase price, and that the SELLER hereby
bounds herself to execute a Deed of Absolute Sale in Favor of the
BUYER upon fulfillment of the BUYERs obligation to the SELLER
and that the SELLER commits itself to SELL, CEDE, TRANSFER and
CONVEY in a manner that is absolute and irrevocable the above
real property unto the BUYER, his heirs, assigns and successorsin-interest.
IN WITNESS WHEREOF, the parties have hereunto signed this
DEED OF CONDITIONAL SALE this 15 TH day of JULY, 2015 at Bgy.
Sta. Monica Puerto Princesa City.
