    S I R:
    I, JOSE PIDAL, the undersigned adverse claimant, of legal age, Filipino and with
    residence at Sta. Maria, Zamboanga City, pursuant to Section 70 of Presidential Decree No.
    1529, hereby file this NOTICE OF ADVERSE CLAIM over that parcel of land, identified
    as LOT 2, Cad. 123-D, located in Campaner Street, Zamboanga City, covered by Transfer
    Certificate of Title No. T-555,666, registered in the name of the LEAH ANDAM, machine
    reproduction copy of the title is hereto attached as Annex A.
    Sometime in 2014, the undersigned, purchased from said LEAH ANDAM, the abovementioned LOT 2, Cad. 123-D, as evidenced by a DEED OF ABSOLUTE SALE, RECEIPT
    dated 14 January 2014 and RECEIPT/UNDERTAKING, dated 14 January 2014, certified
    copy of which are hereto attached as ANNEX B and C
    As per said RECEIPT/UNDERTAKING, LEAH ANDAM promised to deliver the
    Certificate of title registered in my name not later than 14 February, 2014, but until now she has
    not delivered to me the promised title, despite demands to do so.
    In order to protect my rights and interest over said LOT 2, Cad. 123-D, I hereby
    respectfully request that this NOTICE OF ADVERSE CLAIM be registered and annotated on
    said Transfer Certificate of Title No. T-555,666 and notices may be served upon my counsel,
    Atty. Kaiser Adan Olaso, with office address at Ground Floor, Aguinaldo Bldg., Pilar St.,
    Zamboanga City.
