Tenant Links experienced and knowledgeable staff will advise on the potential rental income and will then market your property in such a way so as to attract the preferred applicants. Our exhaustive vetting and reference procedures ensure only the most suitable candidates become tenants. After a suitable tenant has been found we will then obtain the first months rent as well as a security deposit equivalent to a months rent plus 100 (a month and a halfs rent for students). The deposit is then passed to the landlord. Finally, a legally binding tenancy agreement, complying with the Housing Act 1988, is drafted to incorporate and safeguard the interests of all parties. If both the landlord and tenant wish to renew on expiry of the tenancy agreement, Tenant Link will draft a new contract and renew the tenancy free of charge to you as a landlord.

Therefore we have created the Letting Only Plus to tailor make our services to suit the requirements of individual Landlords. We offer a comprehensive video inventory service recorded onto DVD for you to watch in the comfort of your own home. This records the exact condition of the property before move in. With the new legislation regarding deposits a comprehensive inventory is essential if you are to prove any damages incurred during the tenancy. As it is now a legal requirement to protect any deposits received we can register the landlord with the custodial scheme and forward the deposit into the scheme on their behalf in order to protect the deposit. We can also arrange for all future payments to be paid direct to the landlord by standing order and ensure this is set up before the second months rent is due. As of the 1st October 2008, it is a legal requirement to have an Energy Performance Certificate on all properties. We have our own team of trained engineers to carry out the assessment at competitive rates. HALF MANAGMENT THE POPULAR CHOICE The Half management service has been designed for the landlord who does not have the time to deal with all the complexities of letting and management but still wishes to play an active role in the running of the property. THE PREMIUM CHOICE The Full management option is a comprehensive package designed to remove all the time consuming aspects associated with property letting and management. The full management option provides the landlord with a maximum level of service at the most competitive rates. This option brings to the landlord the disposal of the Tenant Link maintenance department. This independent department, staffed by a management team co-ordinating an array of professional trades persons, that works closely with the lettings department to ensure full professional supervision of the property. The maintenance team will evaluate a situation and liaise with the property manager providing a fully detailed report. The property manager will then consult with the landlord before any major work is authorised.

Regular property visits are carried out by our property co-ordinators every 3-6 months, to ensure the property is being kept in a good condition and highlight any problems that may arise. A Fire Risk Assessment is also carried out at this time to highlight any issues and offer peace of mind to both landlord and tenant. Tenant Link will collect the rent on a monthly basis by standing order and forward to the landlord by BACS making the process fast and efficient. If there are any issues with the rent we would liaise with the tenants and have a structured process to deal with any rent arrears, including serving legal notices if required. The landlord will receive a detailed monthly statement documenting all transactions. The deposit will also be held in a separate client account and protected in the TDS insurance based deposit scheme and returned within the current deposit legislation guidelines.
