The CR zone is intended for large, mixed-use, pedestrian-oriented areas near transit. It allows high density development through floor area ratios of up to 8.0 with height limits of 35-300 feet. Commercial Residential (CR)

Intent
The CR zone is intended for larger downtown, mixeduse, and pedestrian-oriented areas in close proximity to transit options such as Metro, light rail, and bus. Retail tenant ground floor footprints are not limited and parking is not allowed between the building and the street.

Density and Height Limits

Density in the CR zones is calculated as an allowed floor area ratio (FAR). FAR is the ratio of the total floor area of buildings on a property to the size of that property. Each CR zone has a unique sequence of maximum total FAR, maximum nonresidential FAR (C), maximum residential FAR (R), and maximum height (H) subject to the limits specified in the table below. In most cases, developers must mix residential and non-residential uses to achieve the maximum allowed density.

Overview of Development Standards

The CR zone has different development standards under the Standard and Optional Method. Standard Method is limited as indicated in the table below, or as indicated on the zoning map, whichever is less. Optional method is limited to the density and height indicated on the map.

Mapping the CR Zone

The CR zones will be applied on the Zoning Map that will show, for each property classified, its zone and four maximum allowances. For example, a CR zone with a maximum total FAR of 5.0, maximum nonresidential FAR of 4.0, maximum residential FAR of 3.5, and maximum height of 80 feet would be mapped as the following:
