Floor Space Index or FSI in Pune - Know Current FSI and Area-Wise FSI

The FSI is the ratio between the complete built-up area & the available plotโ€™s area. To know more about the FSI in Pune and the changes that may happen in FSI, follow this blog.

FSI is one of the very commonly used terminologies in the real estate sector. This is the ratio between the complete built-up area & the available plotโ€™s area. This is being governed and allowed for a specific property by the government in a particular region. This describes the ratio of the construction area in a plot to the total size of the plot. This is also commonly referred to as FAR or FSR. The norms of FSI are generally based on the National Building Code.

The FAR values for different buildings can be equal even if they have a different number of floors. Every city has limited space or limited capacity that can be used safely. Any usage exceeding this safe limit can impose unnecessary pressure on that specific city.

Floor Space Index (FSI) is being calculated on the formula mentioned below:

Floor Space Index = Total area of the building floor/Gross Plot Area

FSI in Pune is usually amended officially after a few years, depending on the city's growth and the improved value of land, water, power, and sewer facilities.

FAR can feasibly differ due to factors like population dynamics, construction exercises, growth models and the nature of the space or land where a building is located. The FSI differs depending on whether a particular piece of land is used for residential, industrial, commercial or non-agricultural purposes.

FSI is considered one of the crucial factors for a nationโ€™s or cityโ€™s development. A low FSI is deemed to be a common barrier when it comes to construction. Several industries, majorly the real estate industry, want major hikes in FSI for unwrapping space & land resources for real estate developers. A high FSI permits real estate developers to complete more and more building projects, which means more sales, lesser expenditure for the undertaken projects & extensive supply that easily matches the growing demand.

Key outcomes

  • The ratio of floor area is the specific proportion of the total usable floor area of a certain building concerning the plotโ€™s total area.

  • A higher ratio would effectively indicate a highly urbanized or densely populated area.

  • The FSI would considerably differ depending on the type of structure like residential, industrial, agricultural or commercial land.

FSI in Pune

The state government has announced a development policy that is transit-oriented in Pune. This was announced in the month of March 2019, where the policy states a radius of 500 meters around Puneโ€™s metro stations & the maximum FSI permitted in the city is 4. The FSI in Pune cannot exceed 4 and would also depend on the plotโ€™s size and the roadโ€™s width. The state government has also put up a condition on the size of the plot and the condition on the road for getting 4 FSI.

What is the Most Significant Benefit of the FSI?

The FSI may be regarded as a major limitation, but it has several benefits in a city like Pune or a construction space progressing rapidly.

  • This manages the desired ratio of open space to developed space

  • This manages the cityโ€™s space

  • The average value of FSI ensures a projectโ€™s stable development

  • Managing the right balance between supported, planned growth & development is very necessary

What is the Current FSI in Pune?

FSI in Pune is the maximum area allowed by the Municipal Corporation for development. The parameters of FSI calculation depend on the guidelines fixed by the government and may vary from time to time. The existing floor space index for Pune 2022 is 1.10.
