In 1973 interest rates for a home were 8.04%. If consumers waited for rates to go down, they would have waited 20 YEARS until 1993 for rates to fall below 8.0% They would have rented for 20 years while the value of real estate continued to rise as they paid rent. Don't wait to buy. Buy and wait.
