Thanks to local leaders investing in downtown Mesa, the addition of light rail, and building more than 500 apartment units near Main Street with hundreds more are under construction, downtown Mesa is thriving. But, like the headline points out, it was hardly an overnight sensation. In 2014, Opticos Design, Inc. worked with the City of Mesa to create a Master Plan and Form-Based Code (FBC) to provide incentives for redevelopment in their downtown core and along a five-mile stretch of Main Street. The Plan and Code focused development around three new transit stations to allow for a network of new walkable, public spaces. Prior to the adoption of the plan and FBC, there had been no private-sector investment in downtown Mesa in over three decades. And now a long-vacant downtown parcel is slated to become a residential and commercial project by the developers behind Culdesac.
