If you have a complex/non standard project you may find it difficult to find a class 3 Inspector. Whilst we look on course for 3500 inspectors the vast majority will be class 1 come 6th by look of things. Building Inspector registration deadline extended 13 weeks (with conditions) to 6th July 2024. Check with your Building Control provider to ensure no potential implications for your projects. I have a question that I often get asked and would appreciate your experience in your field. How important do feel it is to have experience in the trades that you inspect? my number one priority is to be able to find solutions on the job site to keep the project moving. For example I had 24yrs in the construction industry before becoming an inspector. should all inspector be required to have a minimum amount of experience before qualifying for there job? Or is passing a test just as important?

A word about work inspection The purpose of work inspection is to spot non-compliance of work, period. There is nothing more important in the duty and responsibility of construction supervision than this aspect of the work. Non-compliance comprises many things which may include work done not in accordance with the IFC drawings and specification, issues related to quality, safety or any work carried out in a manner that violates the contractual requirements. Hence, the inspector’s job is not always a pleasant job. In fact being nice and tendency to be agreeable and popular is ineffective and discouraged. The correct adjectives should be standfast and firm to the contractor with your finding/observation supported by references and think of the many more hours you will need to spend with them in future. I have inspectors/colleagues who did their job professionally who are productive and play an important role in the project and others who are not so productive but who are very nice people to be with. It makes one wonder what makes a good inspector?

Registered building inspectors – Conflicts of Interest Earlier this week, the Health and Safety Executive (HSE) updated its guidance on registered building inspectors to include details about what constitutes a conflict of interest, see link below It states they must not undertake work, or continue to undertake work, where a conflict of interest is identified, and that a conflict of interest can include: - political, such as holding the position of councillor in the area you are allocated to complete a building project - financial, such as ownership in a company you are called to inspect - relationships, such as completing or contributing to building control work with a friend or relative - personal, such as not wanting a certain type of building near your home It goes on to advise that steps must be taken to identify potential and actual conflicts of interest, before starting work, and during work activity. If they identify a conflict of interest, it advises that they must notify their employer immediately but do not make clear what steps the employer should take. In my opinion, the information is quite high level and lacks detail and advice about how to manage conflicts, which some may have found helpful. Maybe additional detail for Registered building inspectors is set out elsewhere as part of the registration process, that I am not sighted on – I would welcome the thoughts of those that have registered. Effective management of Conflicts is an area that some find challenging. What is the most important skill for a construction inspector to have and why? ✏️ I believe the most important skill is the ability to partner with the construction team from design team, the client, the contractors, the individual trades, the QA/QC Team, etc... At the end of the day, we all want the same thing and a construction team that has partnered isn’t going to focus on where fault for errors and mistakes happen. That inevitably happens. Rather the partnered construction team is focused on solutions and solving problems that inevitably arise. This is when you know the absolute best product is delivered to the client. Not to mention the benefits that all involved enjoy from a job well done and the reputation everyone gains. You can’t put a price on quality and integrity.
