The reason why this is important to me, because my mother,
a schoolteacher in Texas, so she lives off of her retirement,
her and my father. So for me, whenever I'm in talking to somebody, it's
not even like I'm talking about Cerberus. I'm talking about my mom
Im talking about my father. That's how important this is to me. You know, Steve Feinberg's philosophy is, you know what? We want to make sure we protect our LP's
money. We're here to be aligned with our LPs, to produce a return
that they're going to benefit. That's who we care about. We want to make sure
they get their money back plus. You believe in us, you trust in us. We're going to work every day
to make sure that your trust is returned. So that's how I think, because my mother
and my father are one of those people who we're working for.
So that's you know, what it means to me.

Key Takeaways:
- “Asset Right over Asset Light Strategy” Owner/Operators are willing to be flexible in the choice of their operating structure depending on the asset, the market and the expected financial returns.
- Mixed-Use Developments are gainer higher traction as tools to balance the more volatile nature of hotel investments. These developments create an eco-system that add economic value to all components.
- Expected return on acquisitions are normally higher as the cost of acquisition is lower than the cost for replacement.
- Financial assessment metrics cannot be universal and must be fine tuned to the specific asset, market and situation.
