🏢 Did you know? In 1935, the first public housing project in the U.S was known as Techwood Homes in Atlanta, Georgia. Techwood Homes, while seen as a groundbreaking endeavor of its time, carried painful consequences for the black community in Atlanta, Georgia. These events remind us of the long-standing racial inequalities that have plagued our country and continue to shape our cities even today. Although public housing was intended to improve living conditions for those in need, it unfortunately became another instrument of segregation. The creation of Techwood Homes reinforced societal divisions, exacerbating racial inequality that persisted in Atlanta and many other cities across the United States. This historical episode is a stark reminder of the systemic racism embedded within our country's fabric, a legacy that we must confront head-on to promote justice and equality. This Black History Month, we're taking a look back at a Transportation For America & Smart Growth America report from last summer – Divided by Design. The report details the damage and inequities deliberately created by and in the federal transportation program from ~1950 onward, how our current transportation program is rooted in the previous era and exacerbates inequities, and what needs to change. "If our elected, appointed, and civil transportation decision-makers fail to understand how current USDOT guidance and state DOT actions are still actively harming low-income people, people of color, older people, and people with disabilities, they cannot begin to truly rectify these injustices. Their intent to do things differently or better than their publicly racist forebears in the 1950s and 1960s is irrelevant when many of those previous practices are still deeply embedded in the transportation policies and standards of today. Today’s leaders must understand how the past is still shaping current practices. latest estimates show that the region could need as many as 110,000 #housing units beyond the current run rate by 2032 to cover expected #job #growth. This would require more than #doubling the #construction #rate, from around 8,300 units per year to as many as 19,300 per year. After reviewing the available #research, examining the actions taken by other #local #governments, and drawing on our experience in the #realestate and public sectors, we have identified four key interventions that can augment existing efforts to address Columbus’s housing challenge: tap into existing housing capacity potential, #reduce the #cost of #newconstruction, support homebuyers and renters, and prioritize tackling homelessness. Reduce the cost of new construction A priority for the Columbus region will be reducing the cost of new construction to accelerate the pace of development. Innovative, cost-saving construction techniques and builders As in many areas of the United States, #inflation drove up the cost of #building #materials, labor, and #financing in Columbus by as much as 18 percent between 2021 and 2022. #Innovative, #lowcost approaches such as #modular and #prefabricated construction can help; in our experience, when applied at large scale, these techniques can reduce the cost of construction materials by up to 20 percent and decrease build time by 20 to 50 percent without sacrificing build quality. Columbus, specifically, can establish itself as a center of excellence for modular and prefabricated construction by leveraging the region’s #transportation #network (such as railroads and highways) to efficiently transport modular units into the region. The region can further attract #builders that use these construction techniques by offering tax incentives, investing in land and modular units at scale, reskilling the labor force, and streamlining the approval process to help drive affordable housing growth. https://lnkd.in/g4zeZDBr

One of the most significant projects I've ever worked on.
This Presidents’ Day, we are excited to provide an update on the Lincoln Memorial Undercroft #rehabilitation and #construction project in Washington, D.C. As we approach the one-year milestone, we celebrate the substantial progress achieved by our dedicated team. Notable accomplishments include the restoration of the historic marble steps and the installation of new waterproofing elements. Our self-perform team has also completed the installation of temporary protection within the undercroft space, setting the stage for upcoming construction activities. The Lincoln Memorial's significance transcends architecture, serving as a backdrop for historic events like civil rights protests and presidential inaugurations. As we continue our work to rehabilitate this national landmark and make room for a new 21st-century exhibit, the Memorial stays open to the public, safeguarding its legacy for future generations. #history #Consigli #GenuineBuilders #landmark
