Owner's Rep / Construction Manager

Buckingham is seeking a highly skilled and experienced Owners' Representative/Construction Manager to join our team! The Owner's Representative/Construction Manager will act as a primary liaison between the project owner and the construction team, ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires a deep understanding of construction processes, excellent communication skills, and the ability to manage multiple stakeholders effectively.

Training/Education

  • Bachelor's degree in construction or related field preferred
  • High school diploma or equivalent required
  • Valid driver's license required


Experience/Skills

  • Minimum 8-10 years' experience in multi-family construction with commercial experience as an added advantage
  • Independent experience with scheduling and contract management
  • Ability to use independent judgement when performing and scheduling construction activities and initiative
  • Proficient in Microsoft Office, BlueBeam, Procore, Sage & Microsoft Project

As Owner's Representative/Construction Manager, your primary function is to oversee, control or report/assess on all facets of the project(s); managing schedule, budget, and quality. This position is responsible for managing all activities leading to the successful, timely and safe completion of the project including working with the selected General Contractor to set and manage the Guaranteed Maximum Price (GMP) contract.

Essential Functions

  • Serve as a liaison between the owner and the project team.
  • Work with the third-party general contractor, owner and third-party consultants throughout construction to help mitigate risk and solve issues in a timely manner.
  • Be a resource to the general contractor throughout the construction for owner, subcontractor issues, city issues, etc.
  • Represents Buckingham Construction in a positive manner to owners, general contractors, subcontractors and vendors.
  • Performs other duties as deemed necessary by the Senior Vice President, Vice President, Project Executive of Construction and owners.


Role Responsibilities

Preconstruction

  • Provide input and recommendation on the overall development of the project.
  • Initiate the RFQ and RFP process, advise on GC selection. This includes the review of proposals, engage in interviews, and provide detailed feedback regarding each potential GC.
  • Attend and assist in the management of all design coordination meetings.
  • Provide VE options, efficiencies and other design opportunities.
  • Review all proposed GMP documents, contracts and exhibits.
  • Manage and lead the contract negotiations with the general contractor.
  • Provide input on the schedule and phasing plan.
  • Review unit plans and unit mixes to provide input on accuracy.
  • Review and monitor the Development/Preconstruction schedule to keep the design team and general contractor on schedule.


Active Construction

  • Provide support to the general contractor on design issues, and make sure the design team is resolving the issues in a timely manner.
  • Attend all project Owner/Architect/Contractor (OAC) meetings and act as agent to the owner in their absence.
  • Consistently monitor the items such as project details, schedule, conformance, progress photos, budget impacts and risks, and provide feedback to the owner on a regular basis.
  • Monitor RFIs and submittal.
  • Monitor the contract buyout process and all project GMP contingencies to ensure the project stays within the budget.
  • Provide general alerts throughout construction on issues and assist with mitigating and solving issues.
  • Provide review of third-party reports to confirm issues are remedied in a timely manner. This includes, but is not limited to, FHA reviews, moisture/building envelope review, structural review, etc.
  • Review of the pay applications to confirm billing amounts reflect the actual work in place.
  • Assist with closeout and turnover to property management.
  • Assist with the general contractor in creating a punch process to ensure the final project meets th quality expectations of the owner and operator.
  • Be a resource to the general contractor throughout construction with any issues that arise.
