Position Purpose

Responsible for the execution of the marketing and leasing strategy for assigned retail shopping real estate properties. Builds and maintains relationships with key clients, tenant-brokerages, and the greater real estate community. Oversees the entire leasing process (start to finish) from generating initial prospect interest through qualification, lease negotiation and document execution.

Essential Functions

  • Provide leadership and guidance to a team of leasing professionals, fostering a culture of collaboration, innovation, and high performance.
  • Responsible for department goals and strategy, budget, staffing, performance measurement, and problem resolution
  • Execute the marketing and leasing strategy for assigned properties. In partnership with the Investment and Portfolio Oversight team, make recommendations and assist in the coordination of property improvements designed to supplement the leasing process.
  • Negotiate leasing transactions with key, large scale clients & tenants.
  • Maintain property visibility with the local brokerage and prospect community to maximize property exposure in the marketplace.
  • Continuously sourcing new opportunities for tenants via active marketing and proposals.
  • Stay abreast of comparable properties, their pricing and competitive positions, to maximize occupancy and financial performance of company’s properties relative to the competition.
  • Manage the leasing process, including but not limited to:
  • Negotiates leases, renewals, and expansions
  • Works with legal counsel to prepare lease documents.
  • Coordinate space planning with prospective tenants
  • Participate in the acquisition due diligence process including but not limited to; market data analysis, leasing rates, marketing strategy and leasing velocity.
  • Responsible for understanding and interpreting pro forma requirements and lender obligations.
  • Budget expected property rental rates and leasing costs (tenant improvements, commissions, and landlord costs).
  • Work with Development/Construction and the Asset Manager, assist in and help expedite the space planning process and tenant improvement process to maximize speed to lease.
  • Participate in acquisition process due diligence for new asset acquisitions within assigned portfolio area.
  • Maintain stacking plans

Non-essential Functions

  • Activity & membership with relevant local real estate organizations

Supervisory Responsibilities

  • Oversight and management of Leasing Associates. In some cases, Leasing Directors as well in larger portfolios
  • Conduct performance evaluations, mentorship, and professional development to foster team growth and success.

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

  • Bachelor’s degree required.
  • 10-15 years’ experience in Retail Leasing
  • Knowledge and understanding of retail leasing process.
  • Knowledge and understanding of space planning and tenant improvement process.
  • Knowledge and understanding of real estate law, finance, and accounting.

Knowledge, Skills And Abilities

  • Demonstrated skill in negotiations, particularly with large, institutional counterparties.
  • Excellent oral and written presentation skills
  • Ability to read, analyze and interpret technical materials, financial reports and/or legal documents.
  • Ability to effectively present information to top management, public groups and/or business owners, boards of directors
  • Ability to effectively present information to CIM executives, broker groups and/or business owners.
  • Ability to calculate figures and amounts such as lease discounts/concessions, interest, commissions, proportions, percentages, etc.
  • Ability to understand and calculate simple discounted cash flow, net effective rent and possess understanding of internal rate of return and other real estate concepts used for evaluating the feasibility of a proposed transaction.
  • Proficiency with Microsoft Excel, Word, and Outlook. Experienced with spreadsheets, word processing and web-based marketing software.

Performance Metrics

  • Meets approved budgeted criteria.
  • Accuracy and timeliness in providing data to Leasing and Investment groups.
  • Effectiveness of relationships with third parties (tenants, brokers, etc.)

Actual base salary considers several factors, including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. At CIM, base pay is one part of the total compensation package. This role is eligible for bonus pay in addition to base salary. The anticipated base salary range for the position in Los Angeles, CA, is $205k - $285k.
