Interpersonal connection skills are the pulse of successful hotels. Being able to connect with guests, speak to them with empathy and patience, and do so with a good attitude and a resilient stature is important. People skills, so to speak, might be more important than experience alone -- or at the least, they are very welcome when combined. Thank you Melanie Brown for this amazing post and being a brilliant colleague. I think some of the pain points come when we are not noticing the same volume of bookings leading up to our normal booking window which can cause panic and an over correction on price. We “feel”like customers are waiting to book and that’s not necessarily the case. Especially with supply changes in some of the major vacation markets it can feel scary looking at market occupancy. BUT that is where timing on strategy and being proactive is so important. Property managers need to respond ahead of the normal booking window with segmentation and slight adjustments when pace is behind. It is the best way to keep your revenue per night elevated through the seasons. Some takeaways working with customers who saw success this year: 🔹Set feeling aside and focus on the data. 🔹Be sure to look out at least 180 days at your pace and be strategic with any adjustments. 🔹We can’t get away with dropping rate 10% across the board. 🔹Identify what is not performing and make changes based on how far out the dates of stay are. 🔹Not everything is a rate issue-check your marketing strategy outside of the booking window as well 🔹Make a plan around your strategy for the coming year/season and know what inventory might need more long term focus 🔹know your companies history and what is normal for you 🔹don’t over compare yourself to your market- that’s a race to the bottom.
