Why do I continue to create theses videos when it's clear I have a hard time maneuvering video? A – Because I love to bring clarity to those that care and B- Because I have fun playing around with technology. 😁 No one that I know of, that is in the know in our industry is forecasting a crash. A big election is coming up. The people currently in office just don't care about one of the most important issues of our time... The Massive US DEBT! Use your vote to get rid of all incumbents from both sides of the isle. Surely it will take time for the new folks to figure out how to screw us. This slow roll economic pinch, cause by high interest rates, will be coming to a town and state near you, as well. A big hit will be felt where we can least afford it... schools. State and local governments are feeling the pinch of higher interest rates on their budgets, especially in slow or no growth communities. Fortunately they can't print money, they can only raise taxes or cut services. Unfortunately the government payroll takes up a large portion of our economy. How do we avoid a recession when a greater and greater portion of all government budgets are allocated to the non economic generator of debt service (think downsizing/lay offs)? Help! The CEO of the Appraisal Institute believes that the college requirement to become an Appraiser should be eliminated. I could not disagree more! She is not an appraiser. As a 45 year Valuation Expert, I do not want to see the requirements watered down, I want to see better skilled and more highly trained appraisers. With work down and fees historically low, now is not the time for more. Now is the time for better! Why do Appraisal Institute and other industry leaders not understand the basic principles of supply and demand? We have trouble attracting talent, not because of the rigorous requirements, but because new appraisers can't make enough money. This is not due to professional requirements, it is due to the over the top reporting requirements that appraisers face in their daily reports and scope creep of responsibilities placed on us by our clients and regulatory bodies. That a former college educator does not believe a college degree prepares one to be an appraiser is an indictment to the type of programs these universities are running by producing unprepared students with useless degrees. Give the students meaningful majors and stay out of the way of the true business leaders! PLEASE LET THE INSTITUTE AND APPRAISAL FOUNDATION KNOW HOW YOU FEEL!

METHOD 2 OF 10 (posts) ON HOW TO FAIL AT REAL ESTATE (All similarities to people living or dead are coincidental) Pivoting your career, or even creating a side-hustle is challenging. You’re responsible for answers, and it’s often off the top of your head. It’s a lot like having kids:  You need to be at least 4 WHYs or WHAT-IFs deep before you’re ‘off the hook’. Here’s an example of what I mean…  Even though there are lots of ways this conversation can go: - You should invest in real estate.   WHY? - Because inflation and taxes eat away at your savings.  WHAT IF THERE’S A FIRE OR HOOLIGANS? - Insurance is a key part of real estate investors’ strategy for those reasons.  WHY NOT STOCKS? - Because that centralizes power with the purchasing power of your money in Wall Street and therefore Washington DC instead of communities.  WHAT IF THERE’S A REAL ESTATE CRASH? - Buying right means you don’t say ‘yes’ to a property UNLESS you have a double digit buffer to compensate for fluctuations in value and expenses such as taxes, insurance, utilities and whatnot… In other words, you negotiate to buy at 70-80% of appraised value. Most people would give up trying to disprove your theory at that point, but not everyone… But the important thing to remember is that you CAN’T present yourself as an expert in your first few months, even if you are a savant who has near total-recall. Before you get to that point in your real estate business that you know most of the answers to common questions, you need to know when to admit that you don’t know, and you need to reveal that you rely on someone (maybe an attorney, CPA, or deal sponsor) who DOES know the answer. Yesterday’s post was about blowing up on people for not liking your offer, and today’s post has the same unhappy ending:  DON’T BURN YOUR BRIDGES BY CLAIMING YOU KNOW WHAT YOU DON’T I know that my first investor knew more about real estate investment than I will for at least another five years, but there’s a stack of aspects of real estate investment that relates to my situation that the investor doesn’t and won’t need to know… And the investor wired his capital because I knew enough to get out of the way when the limit had been reached. My first KP knew that my level of experience didn’t hold a candle to his, and that didn’t matter, because he’d seen me own it.  (So maybe you should, too!)

I'm frustrated. I have a lot of chess episodes to release but can't, because we've got a webinar and FIGGERRIDOUT FHURSDAYS on Thursday and you can't use up all the internet 'juice'. Between activist governments and interest rate hangovers, a lot of people are frustrated with real estate, and I want to help.
