What seems like an anomaly, could send ripples through Cali Counties that possess high DIFs. Developer Impact Fees are just one of many costs associated with keeping #affordablehousing costs per unit elevated. However, DIFs have been a reason for not significantly (and regularly) raising property taxes.

Seismic Retrofit of the Historic Frank E Moss Courthouse in Salt Lake City. #AIA24 Typical strategies include foundation isolation, shear walls, and/or external braces. Very creative ways to thread reinforcement through historic fabric AND proving a 57% savings in Embodied Carbon over going all new!!

Housing: A Stage for Life seeks to respond to the evolving housing landscape and explore how housing can center specific community needs and support people through various life stages. This year’s program will spotlight policy interventions, innovative project case studies, community perspectives, and inspiring design that foreground users while addressing actionable solutions to develop more plentiful, quality, diverse, and sustainable housing options in Seattle and beyond.

Every project we work on starts with drawings. If they exist, we study them to see exactly how a space is constructed. We can see what is possible -- what walls can be removed, what can be repurposed, where plumbing can be located, and more. If there are no drawings, we create them. A huge part of design is knowing the exact proportions and measurements of a space. Our goal is to design spaces that can realistically be built. Whether we're designing from the ground up or renovating an existing space, it has to be doable, meet the budget, and look beautiful. On July 23, the ULI Los Angeles Innovation Council Presents Shark Tank: Adaptive Reuse Pitch Competition. By now, we're all aware of what adaptive reuse is, why it's valuable for cities to consider as a real development possibility, and that it's still frequently perceived as difficult, especially for housing. Description: New online tools allow architects to set “whole life carbon” reduction goals and explore strategies at the beginning of a project when data is scarce but the potential for carbon emissions reduction is high. This session reviews how architects can use these tools during pre-design to chart a course to decarbonization, present the most impactful low-carbon design strategies to clients, and carry these strategies through the project life cycle.

As a board member for Passive House California, I helped man the booth yesterday (along with Tracy Blair, Christian Kienapfel & Cyril Petit) at the USGBC held at The Beehive by SoLa. I appreciated that they didn't use single use cups/plates, offering water filling stations and recycling bins throughout. There were many great vendors and non-profits that I'll be studying up on in the coming weeks. We got the word out about PH standards. 1. Climate specific insulation (if you don't think we need insulation in California, I'll share my own experience on it) 2. Thermal bridge free construction  3. Airtight enclosure (which also means water and smoke tight) 4. High performance windows/doors 5. Happy to share Wild Ways 3.0 California Connectivity, the work out 12 outstanding Harvard University Graduate School of Design students from spring 2024, taught in collaboration with Nina-Marie Lister The studio explored themes of peri-urban, rural, regional, and continental connectivity and resilience through the lens of wildlife and landscape infrastructure projects throughout California. It imagines new public landscapes and infrastructure that both re-stitch critical wildlands and forge new bonds between humans and wild creatures. https://lnkd.in/epZyVFvJ The work is grounded in the intertwined challenges of the global polycrisis, i.e. climate change and biodiversity loss in the Anthropocene. We engage conversations, projects and precedents that address our relationships to other species and the environments we share and on which our futures depend. The book is a showcase of students’ proposals, a combination of strategic, tactical, and both small- and large-scale interventions tuned to the specific needs of endemic and endangered wildlife. Collectively, we are hoping to advance conversations about the wide variety of ways to better address habitat connectivity and to highlight the roles that design and designers can play. I recently designed a small home in the town of Springdale, Utah. Springdale is located near the edge of the Mohave Basin and Range yet technically sits within the western most tip of the Colorado Plateau. The town is situated along Highway 9 and ends at the west gate of Zion National Park. With a population of less than 600 residents, Springdale hosts over 5 million park visitors each year. The highway runs alongside the north fork of the Virgin River, which runs through the gorge between The Watchman peak to the south and the West Temple summit to the north. Watchman to the south rises an additional 2,600 feet to 6,545 feet of total elevation and the West Temple peak to the north reaches a total elevation of 7,810 feet. The valley creates a unique micro-climate, which sits approximately 3,950 feet above sea level. The area is considered a desert zone filled with semi-desert grassland and shrubland. Located less than a mile from the park entrance, the project site sits in the shadow of Watchman peak. The site backs up to and includes a portion of the Virgin River. Across the river — the southern bank — Watchman ascends dramatically forming various sandstone cliff-bench complexes which support Pinyon-juniper woodlands. This diverse, rugged and remote ecosystem supports a variety of plants and provides a robust habitat for wildlife. Like many beautiful, picturesque landscapes the area poses several threats to development, the most prominent being flooding and erosion. One can never design a structure to withstand all the risks and potential damage. However, due to unpredictable changes in the climate, it is inadequate to simply rely on commonly accepted build standards and practices. We must cultivate a better understanding of the areas where we intend to build and develop better strategies to mitigate potential risks.

California's Adaptive Reuse Bill (AB 3068 - Matt Haney ) is headed to governor's desk for signature. The bill can aid the financial viability of office-to-housing conversion projects by streamlining approvals (time is money) and eliminating some project costs (impact fees) Recent amendments that have altered the original bill: - Qualifying projects must meet prevailing wage requirements - The time period that local governments have to approve a project has been reduced. - Local agencies cannot add requirements modifying the building exterior - Local Adaptive Reuse Ordinance take precedence #adaptivereuse #officetohousing

As co-Chair of the AIA's 2030 Commitment—targeting zero emissions buildings in the year 2030—I'm excited to announce the release of the newest edition of the 2030 By the Numbers (RY23) report! Highlighted are major improvements in reported embodied carbon data, increases in net zero projects and projects with renewable energy projects, and two firm case studies that show that firm culture is at the heart of improving practice and design outcomes. - 490 firms reported over 24,000 projects culminating in 3.9 billion GSF  - 154 reported just over 7,000 projects with embodied carbon data – almost tripling the past three years   - 430 predicted net zero projects were reported, a 24% increase from just last year  Report author Eana Bacchiocchi, co-Chair Jesse Walton and I are hosting an AIAU webinar that delve deeper into the data and put forth calls to actions to signatories – and the industry – to achieve a net zero future ... 2030 BY THE NUMBERS report—a 2023 summary of the AIA 2030 Commitment—is out today!

The California Academy of Sciences is one of the most sustainable museums on the planet. As the first museum to earn a Double LEED Platinum rating, the Academy’s cutting-edge sustainable design has made the institution a model in green building since its reopening in 2008. It is the only museum in the world to house an aquarium, planetarium, natural history museum, and four-story rainforest all under one living roof. These exhibits engage over 1.5 million visitors each year with the wonders of the natural world and the sustainability of our planet’s most precious ecosystems. Nearly 100 percent of the Academy's electricity comes from clean energy sources (the Hetch Hetchy hydroelectric plant, plus an on-site solar array). To prevent food from going to waste, the Academy Café has partnered with biologists on staff so that they can feed edible leftover fruits and vegetables to animals. About 85 percent of the Academy's waste is diverted from landfills into recycling or compost, including waste from approximately 1.5 million visitors per year. Beyond the museum’s walls, Academy scientists are working to address the most pressing environmental issues of our time through global expeditions, world-leading scientific research, and innovative public engagement programs. The Academy recently introduced PlanetVision, a new sustainability-focused exhibit and campaign that aims to empower people around the world to make simple choices every day with the potential to reinvent our food, water, and energy systems. ✍️ @goinggreenmedia
