As the cannabis industry matures, we are starting to get reliable data. This can help make decisions based on real sales figures and not predictions. 10 years ago, there was only one state with adult use sales (#colorado) and a handful of states with medical seals. Now there is 24 sates with adult use sales and an additional 15 states with medical seals. At the moment #california leads with total seals but #michigan leads with per capita seals. #florida leads in medical seals. #missouri with a relatively small population and only 17 months since they launched their adult-use market, is already in fifth place. California even requires lab testing before a product can be offered for sale. Yet almost two dozen weed products tested for reporters at The Times and WeedWeek showed high levels of pesticides, chemicals that even at small doses, over time can cause serious health effects. Most pesticides appeared at low levels where evidence of harm may not be known for years. The worst offenders were popular vape brands. How is that possible? California rarely checks products sold in stores. And even when it does, the state’s cannabis lab can’t screen for pesticides. That leaves public safety in the hands of private labs being paid for by the very companies whose products they test. This is one more in the "Win" column. #California #cannabis #retailers who purchased product for sale in Q4/2022, and sold that product in Q1/2023, paid #excise tax twice. California retail #CannabisOperations changed last year. Excise tax #collection, #reporting, and #liability #remittance moved from a #distributors responsibility to the shoulders of retail operations. So, we filed for a tax credit, and after some back and forth, the #auditor said (in short) that our claim for $16k was not to be accepted, and, only $11k could be allowed for. After I finished analyzing 40,000+ lines of #METRC #transactions, and remitting that back to CDTFA, we were given the full #taxcredit requested. That's a $5,402 spread that the auditor wanted to disallow, and now, the claim is Fully Substantiated. CASE CLOSED. #CaliforniaCannabisTax #ExciseTax #TaxResolution #CannabisRetailers #GotTax

Stats for Citrus Heights, CA. While the sale prices decreased along with closed sales volume earlier this year, we have rebounded and solds in August are now higher than they where in 2022. I just got a call from a potential buyer on one of my listings who was adamant that the price per sq. ft. was about $100/sq. ft. too high. Based on his valuation of thinking the average price per sq. ft. should be low-mid $300's the property would be valued around $385k-$400k. BUT sold model matches range from $500k-$515k and we are priced and pending at $510k. We received a full price offer in 36 hours and we are priced right where other sold model matches have been. When pricing a home, using only the price per sq. ft. does not take into consideration the lot size, # of garage spaces, upgrades and the condition of the home. The chart below is a perfect example of that.

Legal sales of cannabis by state-licensed retailers fell in many of California's most populous counties between the first quarters of 2023 and 2024. Fresno County was a rare exception, with sales up almost 21% and reaching an all-time high. The quarterly sales figures for counties and the state are subject to change as some retailers continue filing first-quarter tax returns after the end-of-April deadline, state tax officials said. Still, the significant rise in sales in Fresno County over the past year largely coincides with a sharp increase in the number of licensed retailers in the city of Fresno. Prior to last fall, California’s fifth-largest city had only two legal cannabis retailers. Now there are 13 open throughout Fresno — a six-fold increase that is also driving up sales, and the associated tax revenues for the city’s treasury. Of the $21.9 million in cannabis products sold in Fresno County in the first quarter of this year, about $16.6 million or almost 76% were generated by retailers in the city of Fresno. https://lnkd.in/gaK-ipRX
