Last week in NYC, with the support of NYPEN Real Estate, I moderated a closed-door discussion with 3 large allocators of capital to CRE. Below are some of the key themes that emerged during our discussion with ~100 NYPEN members and guests. - Investors are reluctant to come into a fund early. Historically fee breaks would serve as a carrot. Not any more. Some remarked that even when waiting... they are still able to get a fee break in the final close. - Despite the headlines, some LP's are increasing allocation to CRE. - Redemption queues are seen as a defensive play by allocators. Getting into the queue gives LP's the option for liquidity if/when they have the chance to exit. For this reason, exit queues will likely persists. - As LP's seek to consolidate GP relationships, those with more products will benefit because they have the ability to fill more boxes for a LP without needing to increase the count of GP's a LP invests with. - Smaller groups can still get capitalized but it's hard. Emerging manager programs are still a great option and have allocation. - Relationships matter. Every LP I speak to stresses the importance of relationships with their managers. This can mean a lot of things but ensuring open communication, transparency (around good and bad) and solid reporting are a few things that are table stakes.
