Don't let a non-warrantable condo hold you back from closing a loan. Deephaven Mortgage allows non-warrantable condos - send us those scenarios to [email protected]. Here is a great example: Scenario: An experienced investor is purchasing a condominium. The questionnaire indicates a high investor concentration of 88% which deems the condo non-warrantable. The association provides front desk check-in and cleaning services. The purchase price is $750,000 and the LTV is 75%. The borrower has a FICO score of 751 and intends to utilize the property for a short-term rental. Non-QM Solution: Deephaven’s DSCR cash flow loan! Our non-warrantable condo guidelines allow unlimited investor concentration and the DSCR product allowed the investor to qualify without traditional analysis of their employment, personal income, or debt-to-income ratio. Qualification is based on a DSCR ratio. Based on the LTV of 75%, the DSCR ratio required for this scenario is 1.00. Discover The Deephaven Difference!
