The mechanics of Real Estate Investing is simple: Buy a house and do something with it. Fix it and rent it, or just sell it. Sounds simple, doesn't it? Yet only a small percentage of us have enough courage to go out and take advantage of the opportunities that are available to us. Real Estate Investing can be more promising than stocks, bonds, and various other securities because of the higher rates of return.
In this book, I show you how to get started by describing the different types of skills you need, by showing you how to take control of your personal and financial situation, and by helping you decide what type of real estate investing you want to get involved in. I also show you how to find properties, how to analyze them, and how to make an offer that makes sense. And finally, I describe what you need to do to manage your investment and ultimately how to sell your investment for the most profit.
I have been involved in real estate investing for over 20 years. I have yet to find a book that focuses on the investor and the overall process. Sure, there are lots of books on fix and flips, buy, rent and hold, rent to own, etc. However, I haven't found any good books on how to really get started in the real estate investing process from a practical viewpoint. The technical aspects of real estate investing are really quite easy. But if it's so easy, then why isn't everyone doing it?
This book is for people who are serious about getting started in real estate investing and who want to join the 5% of those who actually take action and invest. This book provides a strategic approach with the tried and tested methods and principles that have helped others make millions in real estate.

Why Real Estate Investing?
Introduction
Real estate investing is more than just about making money. It is both simple and complex and involves understanding the concept of real estate investing and knowing all the ins and outs of the business. This is why it is so important to get the right education. I have been educating myself in real estate investing for more than twenty years, and I am still learning.
You can get your education by using many different methods. One way is to learn from individuals currently in the business. As a real estate investor and professional for many years, I have developed a tried-and-true method of investing in real estate that will provide you with the best system for success.
My method is called The Real Estate Investing Millionaire Blueprint. By learning and using this method, you will be well on your way to making millions as a real estate investor. After you have completed your first deal, you will see how easy it will be to acquire your next investment, followed by another and another.
Learning what real estate investing is all about will help you decide which strategy to use and which type to get involved in. There are many different types of real estate investment strategies, including rentals, fix and flips, assignments, lease options, and more.
People, who have succeeded in any type of business venture, have usually learned the business from other, more experienced people. Real estate investing is quite simple once you have the right information and the right people to guide you.
Real estate investing involves taking many steps. Educating yourself is one of the first steps.
You will want to treat your real estate investing as if it were a business ... because it is a business. You will need to develop a business plan. Your business plan will focus on all aspects of your business. You must have clearly defined goals that define which strategy to pursue (rentals, fix and flips, lease options, and so on); which geographical areas you plan on working in; and what type of buildings you will specialize in (single-family homes, multiplexes, apartment buildings, and others.).
As part of your overall business plan, you will also need a sound marketing plan. If you plan to attract investors and find investment properties and buyers, you will need to lay out the steps required to do that. A good marketing plan will help you.
This book was written as a step-by-step guide to real estate investing.
You will have tremendous success by using The Real Estate Investing Millionaire Blueprint and implementing all the steps with consistency and persistence.
By learning and using this method, you will have everything you need to start and run a successful real estate business.

The Best Investment
REAL ESTATE INVESTING is, by far, the best investment strategy I have seen or used. Real estate investing offers better returns than any other investment I have invested in.
For example, you can make money in real estate investing with rentals in three different ways:
Monthly profit
Appreciation
Mortgage principal pay down
You can also make money by utilizing different tax strategies. I won't go into tax strategies in this book because of the many different tax laws.
Monthly profit is the profit you receive each month after all the expenses have been paid.
For example, one property has expenses averaging $1,000 per month or $12,000 per year. The rent from this same investment is $1,500 per month or $18,000 per year. That’s a monthly profit of $500 per month, or $6,000 per year, after expenses.
Appreciation is the increased value of your property over time. Appreciation is due to the standard cost of living increases and the continued supply and demand. You can also force the appreciation or value of your home by making repairs and upgrades.
Let’s say you buy a property for $100,000. Assume, after one year, the property increases by 5%, and it is now worth $105,000. That’s a $5,000 profit in one year.
Of course, you don't see that profit until you sell or refinance. But the equity still shows on your balance sheet.
Principal paydown is the amount of mortgage principal that is paid down with each mortgage payment you make.
The monthly mortgage payment from the previous example includes principal and interest. Originally, the mortgage was for $80,000, and let’s assume the interest rate was 5%, and you are paying approximately $425 monthly mortgage payments. A portion of your payment goes toward interest, and a portion pays the principal of the mortgage, thus reducing the amount owed. Assume an average monthly interest payment of $325 and an average principal paydown of $100 per month. After one year, you paid down $1,200 of your original mortgage ($100 × 12 = $1,200).
The amount of interest and principal in each payment will vary with each payment every month.
To recap, the Total Profit on this one-year deal can be calculated as follows:
That’s a $12,200 return on your initial $20,000 investment or a 61% return in one year. When was the last time you heard of an investment giving you that kind of return?
And you still own the property.
Long-Term Investment
AS YOU CAN SEE, REAL estate investing is a wonderful business. Sure, it has its pros and cons. If you want to make money, being a real estate investor can be very lucrative, especially if you know how to run your own business.
Real estate investing provides you with the opportunity to receive not only immediate income but also long-term passive income.
Think about this for a moment. If you purchase a building and rent it out, you will have tenants occupying that building who will pay you rent each month. This is an excellent monthly passive income.
For example, let’s say you find a building with three units (3-plex) that has a purchase price of $100,000. You put down $20,000. You take out a mortgage of $80,000 to pay the balance. Based on the previous owner’s records, rental payments are estimated at $700 per unit. This means you collect $2,100 rent per month for the 3 units.
You have to pay all of the expenses required to run the building. Let’s assume that your expenses average around $1,500 a month. After all the calculations, you may be looking at a monthly passive income of $600, or $200 per unit. That works out to $7,200 per year or a 36% return on your $20,000 investment. Not bad for owning just one three-unit building, and we haven't even considered the appreciation or principal paydown in this example. This is just a sample, and your results will be different.
The Secret to Successful Real Estate Investing
THE SECRET TO GETTING rich in real estate investing is There is no secret. Real estate investing is not a get-rich scheme. It is a slow, methodical process that will provide a steady stream of income if executed properly. Having the right plan in place and taking action is all you need to do. The rest of it is just the mechanics.
The real key to success is to have a process and to follow that process. This is why I developed The Real Estate Investing Millionaire Blueprint as the basis for my real estate investing.

PART ONE: FOUNDATION PHASE
The Realty Estate Investing Millionaire Blueprint is divided into 3 phases and 9 steps. Phase 1 is the Foundation Phase and is all about preparing to become a real estate investor. It involves getting all the education you need, planning your different strategies, and making sure you are ready.
Phase 2 is the Deal Making Phase and is where we will be looking for new deals, analyzing them, and getting the financing lined up.
Finally, in Phase 3, the Payday Phase is when we will be investing, managing our investments, and making money.
While this section is described as the Foundation Phase, these are also some ongoing activities that need to be performed over and over again.
You will never really finish your education as a real estate investor. I still read a lot of books, attend the occasional seminar, and work with my mentor. You will also need to continually work on your personal development.
You need to keep being creative. You need to continue applying your persistence and your discipline.
Your business plan will also require constant monitoring and updating. Maybe something didn’t work, and you want to try something new. Or perhaps you changed direction because an opportunity has come up that you just can’t refuse. You will know when this happens. But It’s still important to keep the central theme of your business plan, so you stay focused.
Step 1: Educate
Introduction
IN THIS CHAPTER, YOU will learn about the education you will need to be a successful real estate investor. You will be introduced to the various ways to learn using seminars, courses, books, clubs, and mentors. You will be shown that you need to develop skills in many areas, such as real estate investing, accounting, sales, marketing, negotiation, time management, and strategic planning. Even though you may end up hiring people with these skills, it is still essential for you to have some type of understanding of these skills.
Before you get involved in real estate investing, there are some things you need to learn. Real estate investing is just like anything else you do in life. For example, you can't get a job as a computer technician until you go to school and learn the skills required. The same goes for real estate investing. You have to learn your trade to do it well and to succeed at it.
Knowing how to handle the different real estate transactions and the issues that come up is all part of the learning process. You will also have to learn how to treat customers and what to look for when searching for investments.
There are many types of education available to you in your learning endeavor. This chapter describes various kinds of training so you can decide for yourself which ones will best suit your needs and your learning style.

THERE ARE MANY WAYS to learn. Here are some that I enjoy and have used in the past:
Seminars
Courses (classroom and online)
Books
Clubs
Mentors
SEMINARS
SEMINARS ARE A GREAT way to learn new skills. You can get a lot of great information just by attending these different events.
Be careful when considering attending a seminar. There are good ones, and there are bad ones. If you see a workshop advertised and you are interested in attending, check out who will be hosting the seminar. Find out who will be the speakers or presenters. If the speakers are well known, this could be an indication that the workshop will be okay. Most published writers offer excellent seminars.
Some seminars are free. Surprisingly, you can get a lot of useful information from these free seminars even though they are being offered in hopes of selling you other training or products. These different courses they will be offering will probably run you into the thousands of dollars. I have purchased and attended many of these seminars, and I have found my investment was well worth it. But remember, there are some bad ones, so be careful.
While learning should be your primary reason for attending seminars, it should not be the only reason. You will want to meet other people who share the same interests as you. Generally, these people fall into two different groups: real estate investors and other service providers.
Real estate investors will be there for the same reason you are. They want to learn. They will also be looking for ways to get new business or find new deals. They may also be new to investing and looking to connect with other investors. Other people there will be experienced investors who just want to network and connect with like-minded people. They are also looking for potential opportunities.
When you meet these people, look for ways in which you might be able to work together. Also, you may find experienced investors who are looking for new investors to train or mentor. You will learn more about real estate investing from an experienced investor than you would ever be able to learn by yourself.
Service providers are usually professionals looking to offer their services to you. These service providers include real estate brokers, mortgage brokers, accountants, bankers, lawyers, property managers, and insurance agents.
These service providers are very interested in working with real estate investors. Real estate investors tend to provide them with repeat business.
Some of these service providers might even have an investment opportunity that you may be interested in. Plus, you might learn something from them just by talking to them.
Just remember, you are attending these seminars to learn, but you must apply that knowledge to succeed. Don't be just another seminar junkie. Take action with the information you have learned.
COURSES
TAKING COURSES IS ANOTHER great way to learn about real estate investing. There are many different types of courses available, including classroom-based and online-based.
Courses in real estate investing focus on many different topics such as: what kind of properties are available; what would be considered the best properties to look for; how to do a purchase; how to negotiate a deal; how to handle financing; how to find the best property manager; real estate laws; and much, much more.
Other related courses you should be looking for are courses on finance, accounting, marketing, selling, negotiating, and business planning. You will want to have some level of knowledge in all these areas. You may want to do the work yourself, or if you don't, you will want to manage the people doing the work, so a little knowledge will help.
I prefer classroom-based courses because they allow me to focus on the subject for a dedicated period. They are also more dynamic and will enable me to interact with the teacher and the other students. Usually, these courses provide real examples that students are working on, so it puts everything into perspective. If there aren't any real estate investment courses offered in your area, try to find one in a nearby city.
Online courses and webinars are very convenient if you cannot take the time to attend a live classroom course. There is a lot of online training that includes excellent videos that you can watch and material that you can read at your own pace.
