City Center Square

City Center Square is a skyscraper in downtown Kansas City, Missouri, USA, built by Skidmore, Owings & Merrill, in Spring of 1977. It consumes the entire block of 11th Street to 12th Street, and from Main Street, to Baltimore Street. It is 30-stories tall, and uses a reinforced concrete structure evident by the look of the exterior. It is the tenth tallest habitable structure in the Kansas City Metropolitan Area, and the fifteenth tallest habitable structure in Missouri at 404 feet (123 m).

In 2003 the property was appraised at $38 million when Citigroup underwrote a $29 million loan. Net operating income was $3.1 million. As the real estate market rose, the property was re-appraised in February 2005 for $60 million and Ally Financial (formerly GMAC) underwrote a $44 million 10-year loan. This loan went delinquent in April 2010. An August 2010 appraisal estimated property value at $38 million, below the $41 million remaining principal.

Features

City Center Square is not only a business office, but also a hotspot for food, and retail in the Downtown area. The fact that the building is tall and stands out, the bottom floors "layer" from large to small , adding to the uniqueness of the building. Food services includes Starbucks, Subway, Jason's Deli, Curry In A Hurry, Wrap it Up-Tex Mex and KOKO Teriyaki. There is also a U.S. Post Office on the second floor and a Private Investigator, Sentinel, on the first floor. Also included for convenience is a fitness center and a conference room. The building is in the lease up mode with having over 99,000 sq ft (9,200 m²) in new, renewed or expanded leases in 2008.

A city centre (or city center) is the commercial, cultural and often the historical, political and geographic heart of a city.

Overview and related concepts

The city centre is the (often historical) area of a city where commerce, entertainment, shopping and political power are concentrated. The term is commonly used in many English-speaking countries and has direct equivalents in many other languages. However, notably, in the United States, the term "downtown" is commonly used to denote a city centre, and in Canada the terms "city centre" and "downtown" are used interchangeably. In Australia, the term "Central Business District" is widely used to refer to the city centre, but usage of the term "City Centre" is increasing, especially in Melbourne.

In many cities, the Central Business District (CBD) is within the city centre, but the concept "city centre" differs from the CBD. The concept of the "CBD" revolves solely around economic and financial power, but the "city centre" also includes historical, political and cultural factors. A clear example is Paris: La Défense is the central business district of Paris, but it is not the city centre. In most larger and/or older cities, the CBD and the city centre will only partially overlap, if at all.

555 City Center

555 City Center is a 20-storey, 85 m (279 ft) skyscraper in the City Center complex of downtown Oakland, California. The building was completed in 2002, and designed by Korth Sunseri Hagey Architects of San Francisco for the Shorenstein Company.

City-Center

The City-Center was a plan to raze and rebuild the block between the central Helsinki streets of Kaivokatu, Keskuskatu and Aleksanterinkatu, creating a unified, modern appearance for the area. The plan was originally drafted between 1958 and 1960 by Viljo Revell; Heikki Castrén continued work on the plan after Revell's death in 1964. The fulfillment of the plan would have required the demolition of several old buildings that are today considered to be a vital part of Helsinki's heritage.

The only part of the plan that was implemented as planned is the 1967 office and shopping centre building right across the street from the Helsinki Central railway station, popularly known as Makkaratalo, Finnish for "sausage house": the elevated parking lot occupying the third floor is encircled by a decorative railing which is said to resemble a sausage. The first occurrence of the name was in a caricature drawn by the Finnish cartoonist Kari Suomalainen in Helsingin Sanomat. In the cartoon, a man is buying food from a snack bar near the Makkaratalo. He points at the railing, and the snack bar vendor replies, "Well, I'm just a small-time businessman."
