It is great to have the support of HomeViews in our quest to grow the #SFR sector through advocacy, influencing policy and a holistic embracing of the wider stakeholder base. When we at the UK Single-Family Association say #SFR can help build more homes, everywhere for everyone, we mean it. Much of what we do is *behind the scenes* as we work to evidence the advantages of renting professionally owned and managed houses to policy-makers in Central and Local Government, the wider industry, and the wider public.  Our recent letter to the Treasury regarding #MDR, co-authored with Ion Fletcher at the British Property Federation, and Paul Winstanley at JLL, is just one example. We see professionalism through a wider lens. It’s not just the province of institutionally owned and managed homes. The very nature of #SFR dictates the necessity to broaden our stakeholder horizons. The gentler density and human scale of houses require professionalism at a local level. We embrace #EstateAgents #LandAgents #LettingsAgents #SMEs #HouseBuilders #FamilyOffices #Consultants and many more who operate at local and regional level. All of these have a level of local experience, knowledge and understanding crucial to the delivery of more homes. #SFR is a broad church. A *BIG* family. This is why we support the work of Ben Beadle at the National Residential Landlords Association - NRLA, ARLA Propertymark, The Property Institute, The Housing Forum, The British Property Federation, The Association for Rental Living, CREATE STREETS, Building Garden Communities Conference and many more. Each of whom do really important work within their spheres of influence and continue to advocate professionalism and optimism. There is much to do. Watch this space. ⭐⭐⭐ Stunning prices achieved at Allsop’s £44.3m May Commercial Auction ⭐⭐⭐ Our May Commercial Auction was held today and the results reaffirm the positive sentiment we saw in Q1. Thanks to another huge team effort 55 lots have been sold totalling £44.3m, reflecting a success rate of 74% and an average lot size of £805,000.  The largest lot sold at the auction was Lot 42 in Ipswich for £3,020,000. A Town Centre Shopping Centre comprising 86,539 sq ft on a 1.74 acre site. Nine Lots on the Seven Sisters Road (together with Lot 22 in our 9th May residential auction) were Sold Prior to auction on one contract for in excess of £7.6m. Competitive bidding from cash buyers saw 8 lots achieve Net Initial Yields of 6% or below and 14 lots sell for in excess of £1 million. Other highlights included… 💥 Lot 1 – Cambridge. A restaurant let on a lease expiring in 2042. Sold for £490,000 (5.85%) 💥 Lot 7 – Windsor.  A restaurant let on a lease expiring in 2031. Sold Prior at £825,000 (6.3%) 💥 Lot 13 - Sutton Coldfield. A convenience store let to Asda Stores Ltd on a lease expiring in 2037. Sold for £1,260,000 (5.2%).  💥 Lot 14 - Queensway, London W2. A vacant shop with upper floors. Sold for £2,215,000 (£733 psf cap val) 💥 Lot 25 - Kingswinford. A convenience store let to Tesco Stores Limited on a new 15 year lease. Sold Prior at £1,675,000 (5.6%). Shown below. 💥 Lot 27 - Burton upon Trent. A large shop comprising 71,804 sq ft let to Marks and Spencer Plc on a new 3 year lease. Sold for £1,830,000 💥 Lot 32 - Kingston Upon Thames. Let to Majestic Wine Warehouses Ltd until Sept 2038. Sold for £1,050,000 (7.6%) 💥 Lot 96 – Leigh on Sea. A vacant site in an industrial area extending to approx. 3.479 acres. Sold for £1,161,000 As usual well located, well let and mixed use properties were all popular, as were those let at sustainable rents and those that had potential to add value. What does an SME commercial agent earn…….??? 🔆 Typically SME commercial agents would expect to earn around 1/3 of their banking for the company (assuming they’re employed) 🔆 Normally a basic salary with commission on top to incentivise deal volume 🔆 There is a tipping point which the employer will know, where the agent becomes profitable for them (after which, the agents comm should go up significantly) What does good look like in the SME market in terms of individual agents banking for a company? 🔆 Sub £100k - room for improvement 🔆 £100-£150k - agent probably breaks even for the company  🔆 £200k - good solid agent 🔆 £250k - very good operator  🔆 £300k+ - Superstar, highly profitable agent Agents - how much did the business contribute to this? Is your package fair? Is the business adding enough value to you to justify paying away that much? Did the business generate the lead, do all the marketing and help you execute the sale? Or are you doing all the work and paying away a big chunk of the fee….!?
