This contrasts with a more modest 0.7% increase in mid-priced dwellings and a 0.6% rise in the upper quartile. RBA's chief economist, Sarah Hunter, has suggested that there is "no quick fix" time for "New Thinking" to solve Australia's housing crisis. However, a more straightforward solution may exist. The Mayor of London has mandated that up to 50% of all London Council land sold off suitable for residential use must be set aside for affordable housing. This policy has generated around 17,000 affordable dwellings annually and promotes equality of opportunity. In contrast, Australian governments, at the Federal, State, Territory, and Local levels, celebrate setting aside a meagre 5%—10% of surplus "Public Land" for residential use; no wonder Australia is facing its worst shortfall in affordable housing /rental accommodation in history. The NSW Government is auditing public land suitable for residential use. If such a policy were introduced, it could generate tens of thousands of inclusive midrise residential grade apartments. Mandating that 50% of these properties be affordable housing can help alleviate the housing crisis, particularly near Sydney's 170 railway stations, surrounded mainly by single-detached dwellings. Let's adopt successful policies like those of the Mayor of London to create a more inclusive Australian society. With a CLT advanced modular approach --"speed to market".

The Reserve Bank of Australia board has left the cash rate on hold at 4.35%, driven largely by the fact that inflation is proving more difficult than expected to get back down to the 2 to 3% target. I remember listening to a range of podcasts last year where the authors were very bullish on interest rates falling during 2024. It almost sounded like a guarantee! The reality is that no one can foresee the future and for any existing or future property investors, it is prudent to always have a buffer for your finances, so that you are prepared for the worst-case scenario. This is certainly the approach that I take with clients when helping them to build a sustainable property portfolio. According to the latest lending data from the Australian Bureau of Statistics, the value of new loan commitments for housing surged by 13.3% to reach $26.4 billion in the year leading up to February 2024. This growth was primarily driven by a robust annual increase in loans to both first-home buyers (20.7%) and investors (21.5%). Investor lending now comprises 36% of all new lending, marking its highest share since January 2017. Similarly, home buyer lending constitutes nearly 19% of all new lending, surpassing the 10-year average of 16.4% but remaining below the pandemic peak. In addition to their increased share of new lending, investors and first-home buyers are also demonstrating heightened interest, as evidenced by an 11% increase in enquiries from investors and a 7% increase from first-home buyers between the 2023 December quarter and the 2024 March quarter. Despite the challenges posed by tighter borrowing conditions compared to the pandemic era, the sustained demand from these buyer segments suggests underlying strength in the market. Factors such as stabilizing interest rates and a perception of reaching a peak in the market, with potential decreases on the horizon, have contributed to increased confidence among prospective buyers, driving their eagerness to secure properties in the current landscape. Federal Budget Report 2024/2025 The Australian Federal Government's 2024-25 Budget looks to balance cost of living relief without stoking inflation. It marks a significant milestone, achieving back-to-back surpluses for the first time in almost two decades. This year’s budget allocates $11.3 billion for housing, including $9.3 billion for social housing and homelessness, $1 billion for crisis and transitional accommodation, and an additional 10 per cent increase in Commonwealth Rent Assistance. These measures will help boost the supply of homes over the medium term. While the plan is multifaceted, focusing on several key areas to achieve its goals and supported by a $90.6 million construction workforce package, we are still lacking a more immediate solution to increase the supply of new homes. Overall, the markets remains largely unchanged. What remains to be seen is whether the government has effectively aligned its fiscal policy with monetary policy to prevent fuelling inflation and potentially prompting further rate hikes by the RBA - meaning that the rates remains the same; steady through 2024 with a potential cut at the start of 2025. About 5% of borrowers facing cash flow shortfall Reserve Bank of Australia (RBA) governor Michele Bullock has described higher interest rates as a necessary evil, while acknowledging that it has left some borrowers in a vulnerable position. Governor Bullock said higher rates were necessary to slow the economy and thereby defeat inflation, because “inflation causes hardship ... particularly for the more vulnerable in our community.” However, she also said those with mortgages were “feeling the squeeze”. “For owner-occupiers with variable-rate loans (which is a subset of all borrowers), we estimate that around 5% are in a particularly challenging situation, where the combined total of their essential spending and scheduled mortgage repayments is more than their income – that is, they have a cash flow shortfall (see graph),” she said. “Although this group is fairly small overall, those in it have had to make quite painful adjustments to avoid falling behind on their mortgage repayments. This includes things like cutting back on their spending to the more essential items, trading down to lower quality goods and services, dipping into their savings or working extra hours.” #property #realestate #homeloans
