    Debt & Structured Finance at CBRE

    CBRE Debt & Structured Finance is pleased to have arranged senior debt funding to the complete off-market acquisition of Biomedical Building for Kurraba Group on behalf of their private investor. The $103m acquisition situated at 1 Central Avenue is underpinned by the University of Sydney’s Life Science departments in the Sydney CBD-fringe technology hub South Eveleigh.   The funding was completed with a major domestic bank and on market leading terms.     Last week Kurraba Group joined Business Sydney and Paul Nicolaou, together with the The Hon Ed Husic MP, Federal Minister for Industry and Science, addressing how innovation will address the challenges and set Australia up for a positive future. As part of the Albanese Government’s ‘A future Made in Australia’ agenda, Sydney businesses have access to grants of up to $5 million to help start-ups and high growth SMEs to commercialise big ideas. Ed Husic said, “Turning Aussie know how into thriving businesses and secure, well-paid jobs is at the heart of a Future Made in Australia. So far more than 340 businesses have already accessed the advice side of the IGP, showing a healthy pipeline of new know-how that’s ready for commercialisation.” The Life Sciences industry is thriving here in Australia and this IGP initiative will support our tenants, and future tenants at both 1 Central Avenue Eveleigh and our 100 Botany Road Waterloo project in planning, bringing their ideas to life !     Kurraba Group is excited to announce the launch of Australia’s first commercial life sciences Campus, a $490-million development in the heart of Sydney’s emerging health and innovation precinct. Located at 100 Botany Road, Waterloo, just 2kms from the CBD, the strategically-located 26,642sqm development site will house hi-tech laboratories, knowledge workspaces, and the necessary infrastructure and facilities for professionals working in Australia’s rapidly-evolving life sciences sector, creating over 1,200 jobs. The Campus will drive investment, productivity and high-growth across advanced medical and health sciences industries, creating a robust platform for local research and development (R&D) to be commercialised in Australia, strengthening sovereign capabilities and ensuring that valuable IP is not ‘lost’ off-shore. Nick Smith, CEO Kurraba said, “The development, opposite the new Waterloo Metro Station, would be a real catalyst for the urban renewal and transformation of the vibrant Botany Road corridor. The team at Kurraba and our investment partners are delighted to be launching this exciting new development, which will be Australia’s first-ever commercial life sciences precinct. The project recently achieved its first milestone with renowned global architect Gensler, winning the NSW Government Architects Design Excellence Competition for the development. Gensler’s design for the state-of-the-art facility is tailored to the unique needs of the life sciences sector, with a focus on sustainability and strong ESG principles. Kurraba is expected to lodge a SSDA for the project next month with construction due to commence in early 2025.     What an incredible few days with the Australian delegation to #BIO2024, held in San Diego! Was so proud to see Australian researchers, firms, investors in bio-technology from different corners of our nation team up to show what we’re capable of to 18,000 delegates from the US and across the world. Australia has enormous strengths and talents that are making a difference to people’s lives, here and overseas. Globally, Australia’s health and medical research is ranked 7th in the world, with more than 1,200 biotech companies, 55 medical research institutes and 40 medical research focused universities. The Australian government wants to lever off our medical and life sciences to grow medical manufacturing in our country. We learned through the pandemic that having medical manufacturing capabilities in our nation is vital. That’s why medical sciences are a big focus of our National Reconstruction Fund and Industry Growth Program. Next stop, San Francisco for a day of visits including to some amazing Australian-founded tech companies, Atlassian, PsiQuantum, & Remedy Robotics.

    The team are very pleased to announce Kurraba Group managed the latest acquisition, on behalf of a private investor, at 1 Central Avenue, South Eveleigh, NSW for $103M. The asset, known as the Biomedical Building, is based in Sydney's CBD-fringe technology hub South Eveleigh and was purchased from Centuria Capital Group. The acquisition further solidifies Kurraba’s Life Science strategy that is focused on developing unique assets in the most sought-after locations that benefit from precinct renewal and government infrastructure, proximity to leading universities and institutes, and access to Australia’s world-class talent pool.
