ZESTIMSTES ARE NOT ACCURATE!!! I will say Zillow does give a decent estimate for your house in relation to neighboring homes, however, you should take this number with a grain of salt 🧂 Zillow does not know whether you have a fully renovated, beautiful living space or an eye sore with cabinets from the 60s 🏡 There is even a disclaimer about the accuracy of a Zestimate AND the owner of Zillow was $100k off on the value of his own home 😅 My advice? Here at EOA Property Investment we spend a lot of time looking at run down houses sometimes the properties have been left empty for a while (some empty for years!) When we go for viewings at properties like these we spend a fair bit of time looking at the state of the property and have a think about a rough budget for the refurbishment and if it is doable Things you should always do when viewing any property 1️⃣ Take some time looking at the house from the front and the back. Look at the roof, chimney, gutters, fascia, brickwork, windows. Are they any cracks? New/old mortar? Are the windows straight? Take a good 10 minutes just studying the exterior and note down anything that stands out. 2️⃣ Inside the property inspect the ceilings - Note down any staining, cracks, bubbling. There could be an issue with the roof that cannot be seen from the outside. 3️⃣ If you have access to the loft hatch go take a peak. If you can see daylight, it’s not watertight 💦 While you’re up there take note of the condition on the walls.
