About this property

  • Detailed Description

Holbecks House comprises an attractive Grade II Listed country house believed to date back to the 18th Century set in a tranquil position at the top of a hill surrounded by extensive private gardens and parkland on the outskirts of the historic market town of Hadleigh. The Main House provides six reception rooms at ground floor and a total of seven bedrooms, six with ensuite, at the first floor. Linked to the main house is a two-bedroom ground floor flat and included within the grounds is a further detached, three-bedroom cottage.

Holbecks House has been operated as a successful Bed & Breakfast by the current occupiers for the past 14 years. Holbecks House offers its new occupiers the opportunity to live in an impressive country home and would be ideally suited to a multi-generational family or a new Bed & Breakfast
    / holiday cottage business.

    The Main House

A private driveway to the north-east from Holbecks Lane, approaches Holbecks House through the parkland. The House is accessed by external steps from the driveway opening into entry hallway which leads to a central entrance hall / reception room with fireplace. Inner halls lead to a further five reception rooms, WC, kitchen with pantry and utility (flower room). There is a cellar which provides additional storage.

The formal dining room and drawing room are situated at the front of the house with French casement windows overlooking the lawned garden to the east. The drawing room is dual aspect with door to the south facing terrace which overlooks the walled garden below. Adjacent is a library, also with access to the terrace, and a study.

At the first floor, the main staircase leads to a bright landing off which there are two bedrooms; the master suite with dressing room and ensuite bathroom and the second bedroom, also with ensuite bathroom. An inner hall leads to the remaining five bedrooms (two with ensuite and two sharing a Jack and Jill bathroom), a separate WC and family bathroom.

A second staircase leads to an attic floor above which will be excluded from the Tenancy.

Externally, the House has lawned garden immediately to the front and south-facing courtyard terrace to the side overlooking the walled garden below.

    The Flat

The Flat is a two bedroom, ground floor, self-contained annexe to the house with kitchen, living room and bathroom. The Flat benefits from its own access as well as being accessible from the main house via the kitchen. Accessible from the flat and with its own external door is a large utility room.

This is currently sub-let as a self-catering holiday cottage.

    The Gardener's Cottage

The Gardener's Cottage comprises a detached, three bedroom, red-brick house arranged over two floors with its own private garden situated adjacent to the walled garden.

Internally, the cottage is arranged to provide modern kitchen/breakfast room, utility room with WC and sitting room with wood burner at the ground floor. Above are three bedrooms and a shower room.

The private garden has mature fruit trees and terrace.

This has also been operated as a self-catered holiday cottage.

    Outside

    Gardens and Grounds

The property benefits from a second entrance through the rear drive way.

In total, the immediate grounds and gardens to be included within the Tenancy extends to 8.64 acres (3.50 hectares).

Gardening services are provided by the Landlord and included within the rent.

Additional parkland or paddock land could be made available, at the Landlord's discretion, if desired by the Tenant.

    Outbuildings are not currently included.

    Tenancy

The intention would be that the property is let either on a Common Law Tenancy or Landlord & Tenant Act 1954 lease depending on the nature of the intended use. The exact terms of any such lease will be open to negotiation, but in terms of repairing obligations it is expected that the Landlord will remain responsible for the structural repairs, but that a Tenant will take on some liability for internal decoration and repair.

    Services

    Oil fired central heating.
    Private drainage.

    Viewing

Strictly by prior appointment with Savills.
